How Much Do You Need To Own A Townhouse In Ho Chi Minh City?

The survey was conducted specifically for the townhouse projects segment, i.e. a property line of ready-made townhouses for sale with well-approved planning and complete legality.

Savills Vietnam’s report on the land-based real estate market at the end of 2021 confirms that the landed property market in  Ho Chi Minh City is increasingly priced at approximately one million USD


In the last three years, the proportion of townhouses in Saigon with a selling price of over 770,000$ a unit has both supply and price increased. In 2020 and 2021, townhouses of 770,000$ per unit account for more than 50% of the total primary supply and account for a high proportion of total transactions (43% in 2020 and 51% in 2021). In the fourth quarter of 2021, townhouses cost over 770,000$ per unit, accounting for 90% of the sales volume on the market.

With 215.000$, there are townhouses in District 12, while the East and South areas will require a budget of 280.000$-430.000$

Budget around 215.000$ does NOT have many choices of ready-made townhouses and is limited to a few old projects.

If you can prepare a cash flow of 280.000$-430.000$ or more, you can access many townhouse projects at the edge of Districts 2, 9, Binh Tan and Binh Chanh districts.

Rever’s data shows that there are about 23 ready-built townhouse projects that can meet the budget of buying a townhouse in Ho Chi Minh City about 215.000$-430.000$ per unit, distributed mainly in suburban districts.

District 9 is the capital of ready-built townhouses for homebuyers with a budget of less than 430.000$ per unit, accounting for 47.8% of the total goods in this segment, followed by Binh Chanh district with the number of ready-built townhouse projects that meet the needs of customers. This affordability accounts for 21.7% of the surveyed properties.

If divided by area, the East of Ho Chi Minh City (Thu Duc City) is an area with many choices of ready-built townhouses in the price range of less than 430.000$ per unit.

In Cat Lai ward (District 2) recorded:

  • Citi Bella project is priced at 278.000$ for a townhouse with 80 square meters of land
  • And Ventura townhouses cost 430.000$ for townhouses of 119 m2 of land

Phu Huu Ward, District 9 is a blooming area of ​​ready-made townhouses with projects:

  • D-Village project: 380.000$ per unit with a land area of ​​60 m2. This is the only representative of Thu Duc district to be shortlisted for this survey.

In fact, the price of well-planned project townhouses in Hiep Binh Phuoc area has a popular price of 580.000$-650.000$ per unit, especially the product line of commercial townhouses on major roads up to thousands of USD per square meter.

In the South Saigon area, Binh Chanh and Nha Be districts are the areas that also record ready-built townhouse projects in the price range of less than 430.000$ per unit

In Phong Phu commune, Binh Chanh district:

Moving to the west of Ho Chi Minh City, District 12 and Binh Tan are two suburbs of the city that also recorded a project of ready-built townhouses selling for less 430.000$ per unit

As the capital of crowded immigrants, Binh Tan district has a fairly high price of pre-built townhouses, with:

  • Central House project shortlisted in the survey showed that, with a budget of 326.000$, it is possible to buy a house with an area of ​​​​52 m2 in An Lac ward.

Meanwhile, in District 12, recorded:

  • Bao Thinh Residence townhouse has a selling price of VND 240.000$ per unit with an area of ​​​​60 m2 in Thanh Xuan ward
  • The price of Song Minh Residence townhouse in Tan Thoi An area also traded at 240,000$ per unit with a land area of ​​55 m2

Most of the ready-built townhouse projects within the budget of 240.000$-430.000$ per unit in Ho Chi Minh City have been launched many years ago. Only a few projects are open for sale in the next phase in 2020-2021, but all have increased prices compared to the previous phases. These ready-built townhouse projects are located in suburban districts, an average of 30-45 minutes away from the center of Ho Chi Minh City.
