Coming New-Launched Projects (1st Phase)

In the next 2nd and 3rd quarter of 2022, the real estate market of Ho Chi Minh City will have many apartment projects launched, including:

  • In the heart of District 1: Lancaster Legagy
  • In Thu Thiem: Lotte Eco Smart City & MU3 of Empire City
  • In addition, 6 projects under Thu Duc City: MT Eastmark City, Urban Green, The Beverly Solari, Masteri Center Point with Riviera phase, The 9 Stellars with The Alpha Residence phase and King Crown Infinity phase 2

Selling price of the about-to-be-launch projects in Thu Duc City

Regarding the reference price, the project that is expected to launch at the best price belongs to MT Eastmark City with the price from ~1,500$/m2, developed by Dien Phuc Thanh, launching in April 2022. Currently, the project’s model house will open on April 2nd.


Perspective of MT Eastmark City

The project with an average price of ~2,800$/m2 is Urban Green. As for the Urban Green, this is the project developed by Kusto Home. This famous branding has successfully developed the Diamond Island project in Binh Trung Tay ward, Thu Duc City. As expected, Urban Green will officially launch the phase 1 in April 2022 with the number of about 400 units.

At the price of 2,900-3,000$/m2, we will have 3 projects respectively The Beverly Solari (reference price 2,900$/m2); Masteri Center Point with The Riviera phase (reference price 3,000$/m2) and The 9 Stellars phase 2 with The Alpha Residence (reference price 3,100$/m2).

If you buy an apartment in the first phase, you will get the highest profit compared to buying in the following phases. Specifically, buying in the first sale, you will buy an apartment at a low price with many promotions and high discounts from the developer.

The 1st phase price will always be lower than the later phases, because:

  • When the project is completed, the developer has to add 10-12% of the capital cost because they have to borrow money from the project investment bank
  • On the other hand, the price increase here is due to the product’s own life cycle, in the first phase sale of the project, the developer often offers the price closest to the cost, in order to explore the market. To get the best price of the project, customers need to buy the project early from the 1st phase. Therefore, the first buyers will get the best price
  • Besides, when buying an apartment at the early phase, customers can choose the most beautiful ones. This makes it easy to resell the apartment for profit later

Obviously, investing in apartments from the first phase will be the most profitable, but this is also the period when you are most susceptible to risk because high profits will mean high risks as a common law of the market.

The Eco Smart City at functional area 2A of Thu Thiem belongs to Lotte Properties HCMC (Lotte Group) has the first movements on the construction site when the fences around the project were just changed.
