Mục lục
TT Genesis is a premium, Japanese-inspired apartment development in South Saigon (Nam Sài Gòn) — one of Ho Chi Minh City’s fastest-improving submarkets on the back of a major infrastructure cycle. Developed by a joint venture between Vietnam’s TT Capital and leading Japanese partners, TT Genesis targets buyers seeking a well-built home at a sensible price but with a genuinely high-end handover standard.
This guide covers everything you need to know about the project: the developer, scale, unit mix, design, amenities, location, legal progress and expected pricing.
What is TT Genesis?
TT Genesis is positioned as a collection of curated Japanese-standard apartments in South Saigon. It sits within the Dao Su Tich residential area in Nha Be district, fronting the 30m Le Van Luong parallel road and adjacent to the Nguyen Huu Tho — Nguyen Van Linh corridor, the two arterial routes of the South.
The masterplan follows the developer’s “Next Good” philosophy and two design motifs: Water — the source of life and prosperity — and Light — the awakening of knowledge and daily energy. The result is a self-contained “Compound Resort” where natural light and water become the centre of community life, anchored by a central plaza inspired by the pyramid form.
The developer: a trusted Vietnam–Japan joint venture
TT Genesis brings together an experienced consortium:
- TT Capital — the lead developer, building products that serve real needs and real value.
- Cosmos Initia (Daiwa House Group, Japan) — founded in 1969, having delivered over 100,000 apartments, one of Japan’s leading developers.
- Hinokiya (Yamada HD) — a top-3 electronics distributor in Japan, developing townhouses and villas with sales of over 5,000 units a year.
- Waymax (Singapore Investment Fund) — having invested over USD 200 million in Vietnam, with a total portfolio above USD 1 billion.
The Japanese partners bring not only financial strength but also a guarantee of construction quality and handover standards — the aspect most visible in materials, fixtures and the way living spaces are organised.
Scale & unit mix
TT Genesis spans 1.9 hectares with two 30-storey towers and two basement levels, delivering nearly 1,400 apartments. The two towers are named The Lucis (phase 1, around 668 units) and The Maris (phase 2, around 770 units).
Apartments are organised into three lines: AGRA (Studio from ~35 m² and 1-bedroom from ~53 m²), LUMINA (2-bedroom from ~69–73 m²) and TIDAL (3-bedroom from ~94–120 m², plus special Penthouses and Duplexes). The mix leans towards genuine end-user demand: 2-bedroom units make up roughly 66%, Studios & 1-bedroom about 11%, 3-bedroom about 18%, with the remainder Penthouse/Duplex — an ideal structure for both owner-occupiers and landlords, thanks to the high share of highly liquid 2-bedroom units.
Design & premium handover
TT Genesis’s key selling point is the gap between a mid-range price and a high-end handover. Each floor is served by 6 lifts for 12–13 units — a generous ratio that reduces waiting and improves privacy. Every apartment is designed to receive 100% natural light and ventilation, facing outward.
Handover uses fixtures and materials from Japanese, European and American brands such as Toshiba, TOTO, Panasonic, Grohe, Häfele, Yale, An Cuong and Jotun paint — the reason a buyer at a sensible price point still enjoys a handover comparable to more expensive projects.
Amenity ecosystem: “Water & Light”
TT Genesis dedicates over 8,000 m² of outdoor amenities and more than 2,800 m² of indoor amenities — over 10,800 m² in total. Outdoors: an adult and children’s pool complex, cabanas, walking paths and landscaped gardens around water. Indoors: gym, yoga, sauna, library, co-working, kindergarten, cigar lounge and a banquet hall, arranged on the ground and second floors. See the full breakdown in the TT Genesis amenities article.
Location & regional connectivity
From TT Genesis, residents are moments from the Phu My Hung core, reach District 1 via Nguyen Huu Tho and the Kenh Te bridge, and connect eastward to Thu Thiem and to Long Thanh International Airport through the expanding expressway and ring-road network. This maturing infrastructure is the foundation for the South’s next price cycle. See the detailed analysis in the location & infrastructure article.
Legal progress & handover roadmap
The project is completing its construction-legal roadmap — investment approval, planning approval, land allocation, construction permit and ground-breaking. This is the pre-launch window, when early buyers access the best inventory and incentives before the official market launch expected in late 2026. The Lucis tower leads phase 1, followed by The Maris; the WOW Center sales gallery is expected to open in Q4 2026.
Legal status & indicative pricing
Apartments at TT Genesis are eligible for long-term ownership. TT Genesis sits in the mid-range price segment, indicatively around 70+ million VND per m² — not yet an official published price. Who is TT Genesis for?
TT Genesis suits three groups: families settling in the South who want a Japanese-quality, amenity-rich home near Phu My Hung; investors positioning ahead of infrastructure, buying while prices remain in the “value zone”; and buyers who value handover quality, receiving Japanese–European–American fixtures at a reasonable price.
