Where Is Eco Retreat Long An? Location & the Western Growth Corridor

Eco Retreat sits in Long An province, on Ho Chi Minh City’s western growth corridor — roughly 30 minutes from Bach Dang Wharf via the expressway.

Why does that location matter? Saigon’s eastern side (Thu Duc, the former District 2) is close to fully built out and prices there have already run. The west — Binh Chanh, Ben Luc, Long An — still holds large contiguous land banks, big enough to plan a 220ha township as one piece rather than squeezing in plot by plot. That is precisely why a project can afford 121ha of landscape here and could never do so downtown.

Infrastructure into the western corridor is being funded hard: the HCMC – Trung Luong expressway, Ring Road 3, and the connector roads into Ben Luc. This is the deciding factor — an eco-township only works as a primary home when the commute stays inside a tolerable range.

Who Is the Developer of Eco Retreat Long An?

Who is the developer of Eco Retreat Long An? The project is developed by a joint venture between DB Investment & Development Co. Ltd and Ecopark Group JSC.

The name that matters here is Ecopark. This is not a first attempt at an eco-township: Ecopark Hung Yen in the north has been running for years, with real residents, mature trees and a landscape that has grown in. For a green product line that is something a render cannot substitute — a buyer can look at a finished project by the same developer and picture what Eco Retreat will look like in five to ten years.

The brand philosophy is “The Forest Is Home” — instead of placing the house at the centre and planting around it, the planting is the base layer and the houses sit inside it.

220ha and the Number That Matters Most: 55% Is Landscape

The most important number at Eco Retreat is not the unit count — it is the share given to landscape:

  • 121 hectares of landscape55% of the 220ha site. More than half the project is not for sale.
  • 4 million trees and flowering plants, arranged in 8 vegetation layers — a multi-storey forest structure rather than rows of street trees.
  • 23 hectares of internal water: Swan Lake 12ha plus Retreat River 11ha.
  • Retreat Circle, 50ha, with 17 themed gardens wrapped around Swan Lake.

Swan Lake is the landscape core — both the visual centrepiece and the micro-climate regulator for the whole township. The name comes from the swans actually kept on the water.

For an owner-occupier, that 55% is what shapes daily life. For an investor it is the hardest thing to copy — land given to landscape is an opportunity cost the developer has already paid and cannot claw back later by subdividing.

Eco Retreat is split into several subdivisions, named after the four seasons and after the terrain. This is the picture at the time this article was updated — availability moves week to week, so treat it as an orientation map, not a stock list.

  • Retreat Forest (forest villas) View 360° — the line built around the “Forest Is Home” idea. Two groups: standard forest villas (no basement) and signature forest villas (with a basement, marketed as an experience floor), each in semi-detached and detached formats. Semi-detached plots run about 220–250m², detached about 360–400m², and the largest forest mansions reach roughly 576m².
  • Retreat Island (island villas) View 360°483 units, 189–696m², laid out across 16 island branches inside 11ha of water. The mix covers detached country villas (about 396m²), modern country mansions (about 672m²) and a lux country line.
  • Rung Phuong View 360° — the low-rise subdivision released in 2026, mainly townhouses, sitting next to the Edison Schools campus.
  • Eco Forest Onsen View 360°four hot-spring apartment towers, the only high-rise line still open and the first high-rise onsen complex in southern Vietnam. Two twin-tower pairs: Onsen Residence (R1, R2) and Forest Residence (F1, F2), two basement levels, and the wellness floor placed on level 5A, connected across all four towers. Level 2 holds Garden Villa units with private gardens, levels 20–21 are duplexes, and level 41 is the penthouse floor — just four units, two of them around 200m² facing straight onto Swan Lake.

One subdivision, two names

This trips up a lot of buyers: most subdivisions carry a Vietnamese name used inside the distribution network alongside the English marketing name in the developer’s own material. The master map above prints both names on top of each other, which makes it the most reliable reference:

  • Retreat Forest = Rung Bach — the developer’s official leaflet is titled “Phan khu Rung Bach – Retreat Forest”.
  • Retreat Island = Biet Thu Dao — both names printed over the same zone on the master map.
  • Mua Le Hoi = Rung Mai — also printed together on the master map. This one has not been released; on the aerial it is still woodland and open ground.
  • Rung Phuong is a separate subdivision, in the north-east corner next to Quang Truong Boulevard and Forest Onsen — not another name for Mua Le Hoi.

The master map also shows two zones that never appear in the common sales material: BTR Rung Thong, marked “Coming soon” in the core beside the Forest Clubhouse, and Eco Bazaar to the south-east. When you ask for pricing or availability, quote both names so you do not receive the stock list for a different subdivision.

Release phases so far

  • Before 2025 — Mua Xuan, Mua Ha, Mua Thu: low-rise townhouses and villas, now closed.
  • September 2025 — Sky Retreat / Sky Premium: the project’s first high-rise allocation event.
  • December 2025 — Retreat Forest (Rung Bach): sales policy issued and units allocated, priority to buyers holding a booking.
  • January 2026 — Rung Mai: subdivision 360° web tour opened.
  • April 2026 — Eco Forest Onsen: kick-off for the hot-spring apartment line.
  • July 2026 — Rung Phuong: sales push on the low-rise townhouses.

Worth noting: the low-rise subdivisions released early are all closed. So if you want into Eco Retreat today, the real choices are forest villas, island villas, Rung Phuong townhouses or onsen apartments — four lines with very different positioning and price bands.

Eco Forest Onsen: Southern Vietnam’s First High-Rise Hot-Spring Complex

Eco Forest Onsen is the most interesting part of the project on a product level: four apartment towers with integrated Japanese-style hot springs — the first high-rise onsen model in southern Vietnam.

The difference is not “there is a heated pool”. The onsen is built in as everyday operating infrastructure: a hot-spring clubhouse, a Japanese-standard bathing sequence, combined with the forest-bathing (shinrin-yoku) network of the surrounding 220ha. With a wellness product, what separates real from decorative is whether residents use it daily or a handful of times and then stop.

Beyond the landscape, Eco Retreat is planned as a functioning township rather than a weekend resort:

The on-site school is the detail most often skipped and the one that decides the most: it is the line between a second home you visit on weekends and a primary residence. For a township 30 minutes from the centre, that is what determines whether the resident base is real.
