Read this first: The Marq has no foreign allocation
As of the time of writing, The Marq has no units available to foreign purchasers. A mechanism was once discussed whereby the bulk purchaser would terminate its contract with An Khang so a foreign buyer could contract directly, but that was never formally confirmed, and a follow-up query in July 2026 went unanswered. Do not place a deposit expecting an allocation to open.

The Marq is a luxury apartment building at 29B Nguyen Dinh Chieu, Saigon ward (formerly District 1), Ho Chi Minh City, developed by Hongkong Land with An Khang. Unlike almost everything else being marketed in the city, The Marq is built, handed over and occupied — you can inspect the actual apartment, move in immediately, and most of the current inventory already has its pink book.

The transaction structure is more layered than buying from a developer, because the remaining stock passed to institutional investors. This guide explains who is selling, how the two inventories differ, price and rental benchmarks, and the constraints buyers often discover only after paying a deposit.

Can foreigners buy at The Marq?

Not at present. There is no foreign allocation on offer. We are being explicit because the question keeps coming back: in June 2025 the position was confirmed as “no foreign allocation currently”; a restructuring route was floated but never formalised; and the same question asked again in July 2026 received no answer.

For overseas Vietnamese holding Vietnamese nationality, this is a different matter entirely. Under the Land Law 2024, in force since 1 January 2025, that group buys exactly as domestic citizens do — no quota, no cap. For a completed, pink-book building in the central district, this is arguably the best-matched buyer profile the project has.

Who is actually selling

Hongkong Land, part of the Jardine Matheson group and active across Hong Kong, Singapore and Asia, developed the project with An Khang. It is finished and occupied.

The point to grasp: you are no longer buying from the original developer. The remaining stock was acquired in bulk by institutional investors, and there are now two parallel inventories:

Why this distinction matters
The two inventories differ in what document you end up holding, in whether a car park is included, and in when your name actually goes on the title. Before paying a deposit, ask directly: which inventory is this unit in, and am I signing a contract assignment or a pink book transfer?

29B Nguyen Dinh Chieu sits in Ho Chi Minh City’s traditional central district, where there is effectively no remaining land for new development. That is the main reason luxury apartments in this pocket hold value better than the wider market: supply cannot increase.

Outlooks run towards Le Van Tam park, Landmark 81 and the central business district, depending on aspect.

Costs sitting outside the headline figure: 10% VAT, the car park space (where not bundled) and a furniture package if you take a furnished unit. In the Gkey Homes inventory each unit already includes one titled car park space.

Rental benchmarks — real numbers, not projections

Because the building is occupied and its lettings market is established, this is data you rarely get on an unbuilt project. Indicative rents for fully furnished units:

Do the yield arithmetic yourself
Divide the rent above by the purchase range and you get the building’s real gross yield — before management fees, rental income tax, agency costs and void periods. This is a calculation worth doing yourself rather than accepting a percentage from anyone selling you the unit.

Payment terms and one constraint people miss

Deferred payment: you can occupy, but you CANNOT let
This is the term buyers are least often told. On a deferred schedule you may occupy the apartment yourself onlyletting it out is not permitted. The reason is that the assignment has not been notarised, so you cannot register temporary residence for a tenant. The developer does not assist with letting either. If your plan is to buy and let immediately, the deferred route does not work — you need the fast-payment route and completed notarisation.

On financing: in the UOA inventory the seller does not sign tripartite loan documents, so a buyer needing finance must arrange it independently against other security. The Gkey Homes inventory has a partner bank supporting loan applications. Confirm which applies to your unit.

Assessment

Strengths:

  • Completed and handed over — no construction risk, and you inspect the actual apartment.
  • The Gkey Homes inventory has pink books in place and includes a titled car park. Demand for “titled, move-in-ready” never disappears.
  • Central-district location where new supply is essentially zero.
  • Real rental data to calculate yield from, rather than a projection.

Points to weigh:

  • The Gkey Homes inventory is lower-floor only — outlook and pricing differ from the upper-floor stock.
  • The no-letting constraint on deferred payment.
  • An extra intermediary layer compared with buying from the original developer.
  • No foreign allocation, which also narrows the resale pool later.

Can I let the apartment if I buy on a deferred payment schedule?
No. On a deferred schedule you may occupy the apartment yourself but letting is not permitted, because the assignment has not been notarised and you cannot register temporary residence for a tenant. The seller does not assist with letting. To let immediately you need the fast-payment route with notarisation completed.
