For the three-bedroom Beachview Villa line at Ixora 2, the developer offers an unusually long structure:
- Pay 35% to take handover of the villa. That is a low proportion by the standards of resort villa product.

- Fast payment discounts of up to 15% for buyers going the other way.
- Gift and prize draw programmes for transacting buyers, plus free resort nights each year.

The complex amenities a villa owner inherits
This is the strongest argument for buying inside an operating complex rather than a scheme still on paper. The Grand Ho Tram amenity set already exists and is trading:
- The Bluffs golf course — a coastal course rated among the region’s best.
- A casino of around 5,000 m² and a dedicated airfield.
- Wellness: onsen hot springs, sauna, salt bath, meditation garden, wellness therapies.
- Sport and leisure: beach club, tennis, pickleball, mini golf, cinema, nightclub complex, karaoke.

Three things to confirm before choosing a villa
- The remaining land use term. Resort product here sits on commercial and service land with a fixed term. The term runs from the date the land was allocated to the project, not from the date you sign.
- Actual handover progress by district. Ixora Ho Tram phase 2 began handing over from August 2026 — where units are already delivered, a buyer can inspect the finished product.
- The rental programme terms. If income is the objective, the operating agreement is the most important document in the pack — more important than the design drawings.
