The Cost of Owning at The Marq: Management Fees and What the Price Excludes

The quoted price at The Marq excludes 10% VAT, the car parking bay and the furniture package. Together those three are enough to shift the arithmetic materially if they are not modelled from the start. This article lists every cost a Marq owner will meet — from the one-off items at purchase through to monthly running charges and the tax position on rental income.

What the quoted price excludes

This is where buyers most often understate the total. The apartment price quoted in the price list excludes three items:

One detail about the parking bay that is easy to misread
The buyer has the right of first refusal on one named car parking bay. But declining the bay does not reduce the apartment price — because the quoted price never included it. It is an option to buy, not a bundled item. Ask for the parking price at the quotation stage rather than at contract signing.

On top of these sits the statutory 2% maintenance fund, usually payable at handover.

At 30,800 VND per m², a two-bedroom apartment of around 76 m² works out at roughly 2.3 million VND per month; a three-bedroom of around 110 m² at roughly 3.4 million VND per month. That is competitive for prime central stock — several comparable District 1 buildings charge materially more.

Why the management fee deserves a serious comparison
It is a fixed cost for the entire holding period and it feeds directly into net income if you let. A difference of 10,000 VND per m² per month on a 110 m² apartment is over 13 million VND a year — repeating every year. When comparing two buildings in the same district, put the management fee next to the purchase price rather than treating it as a footnote.

Units that come with a tenancy in place

Part of the Marq release consists of apartments with live tenancy agreements. For an investor that can be an advantage: income from day one, with no void period while a tenant is found.

Three things to establish before committing:

  • The remaining term of the lease. Each unit has its own agreement on its own term — ask by unit code, not in general.
  • The contracted rent. A lease signed earlier may sit below the current market level.
  • The assignment terms. How the tenancy transfers on a change of owner, who holds the tenant’s deposit, and how it is handed across.

Tax on rental income

If the purpose is to let, this belongs in the model from the outset. Current rules apply a threshold of 1 billion VND of revenue per year, measured against an individual’s total rental revenue rather than each property separately:

At prime District 1 rent levels, a three or four-bedroom apartment can take an owner close to or past the 1 billion VND threshold on a single unit. That is why the tax position belongs in the cash flow model at the point of purchase, not at the end of the tax year.
