The Ba Dat canal is the part that cannot be replicated
What separates Eaton Park from other projects along Mai Chi Tho is the landscape strip running beside the Ba Dat canal. The whole ground-level layer is organised around that water: the running route follows the bank, there are hammocks and quiet corners along it, a bridge crosses it, and the riverside retail street meets it.
This is the kind of value that cannot be added later. A developer can build another pool; it cannot add a canal. For an owner-occupier that is a defensible reason to pay more for a south-east unit facing the water.
The amenity ring outside the project
An Phu has housed expatriate professionals and established local families for years, so the surrounding infrastructure exists now rather than being promised:
- Schools — the densest international school cluster in the city within a few kilometres: ISHCMC, British International School, Wellspring, Australian International School, Vietnam Australia International School and numerous international kindergartens.
- Healthcare — Thao Dien International Hospital and the international clinics around Thao Dien and An Phu; Vinmec Central Park about 15 minutes away.
- Retail — Vincom Mega Mall Thao Dien, Estella Place, MM Mega Market An Phu, Annam Gourmet.
- Fitness — California Fitness & Yoga, Elite Fitness Thao Dien and the local sports clubs.
- Administration — Thu Duc City People’s Committee, the HCMC Tax Department and several consulates in the area.
On connectivity: District 1 is about 15 minutes through the Thu Thiem tunnel, and Mai Chi Tho runs directly to the Long Thanh – Dau Giay expressway. Metro Line 1 has been running for over a year, with the nearest station on the Hanoi Highway corridor.

Read the amenity count with three caveats
- Amenities are allocated by tower. Not every facility is shared by every resident — some clusters belong to a specific tower’s podium. Ask which cluster serves the tower you are buying in.
- Volume is not operating quality. An onsen, a snow sauna and a gourmet kitchen carry real running costs. Ask for the projected management fee and who the operator will be.
- Amenities hand over in phases. Six towers deliver across several phases, so parts of the landscape and later-phase facilities may still be unfinished when the first residents move in.
One current promotion worth knowing: Sales Scheme 25.1, effective 1 August 2026, waives management fees for one year — but only on Tower A4 units, and not on bulk-purchase inventory.
