Elysian by Gamuda Land: A Foreign Buyer’s Guide to the Lo Lu Towers

Short answer for foreign buyers: yes, you can buy at Elysian — at a price about 6% above the domestic band. That premium is set by the developer and applied uniformly; it is not negotiated unit by unit. The 30% statutory foreign cap is counted per tower, so one tower being full does not mean the project is closed to you.

What makes Elysian unusual among Ho Chi Minh City launches is how far along it is. All four towers topped out in February 2026; by July 2026 fit-out and façade had reached level 17 and the pool structure was complete. You are looking at a real building, not a render.

Can foreigners buy at Elysian?

Yes. Three things you should establish before you commit:

The project and where it sits in Gamuda Land's portfolio

Gamuda Land is a Malaysian developer with a long Vietnamese track record — Celadon City and Gamuda City among the earlier projects, and Eaton Park, Artisan Park, The Meadow and Springville alongside Elysian today. Within that collection Elysian is positioned around green living, distinct from Eaton Park’s luxury framing.

The layout is four towers — A, B, C and D — each 21 storeys, sharing one basement that runs beneath all four. Level 20 in each tower is given over to penthouses (the Sky Villa line) and level 21 is roof terrace.

One point that changes how you should think about this purchase: Elysian is not a fresh launch. Tower B went on sale in November 2025 and the project is now selling remaining stock while preparing for handover. Construction risk is far lower than a new launch — but most of the price appreciation that comes with construction progress has already happened.

Location and the Lo Lu road question

The site is on Lo Lu street in the Long Phuoc – Truong Thanh area of eastern Ho Chi Minh City, bordering La Xuan Oai street to the south.

The concrete infrastructure change here happened in 2026: Lo Lu has been widened and the work is complete. That was the single worst bottleneck in the area — narrow carriageway, peak-hour congestion. For a buyer this is worth more than any number of planned schemes, because it has already changed the daily commute.

Outlooks recorded by the developer include Sen lake, the Tac river, Ring Road 3 and the Dong Tang Long urban area, with Landmark 81 visible from some aspects. Ring Road 3 is the piece with the largest medium-term effect, linking the east to Binh Duong, Dong Nai and the south without crossing the inner city.

Elysian carries an unusually wide range for a four-tower project: from a studio under 35 m² to a Sky Villa above 330 m². Areas below are centre-line, taken from the developer’s typical floor plates.

Watch the planter allowance
Some unit codes include a planter box inside the centre-line area. Unit B1A is quoted at 82.4 m² but the equivalent usable area is about 79.55 m². When comparing two-bedroom units, ask for the equivalent area net of the planter — a few square metres at this price point is real money.

Level 20 of each tower is reserved for the Sky Villa line — five units per tower, 18 penthouses across the whole project per the November 2025 inventory update.

Sky Villas have private outdoor gardens, with balconies mostly facing south-west and entrances north-east. Carpet area runs about 4–5% below centre-line: a 207.14 m² unit corresponds to roughly 196.75 m² carpet.

The show unit has closed
The on-site show apartment closed in April 2026 to allow landscape construction. If you want to see the product in person you now need a site visit arranged through the developer or an agent, not a show-flat appointment.

Price and the costs around it

At the tower B release the developer published an indicative average price of about VND 72 million per square metre, measured on centre-line area and excluding VAT. The published document itself states that the figure is for reference only, not a formal commitment, and subject to change at the developer’s discretion.

Because Elysian is selling remaining inventory rather than launching a full release, the actual price of any unit depends heavily on tower, level and aspect. Only a developer-issued quotation for your specific unit code is a real number. That is the domestic band; foreign buyers add roughly 6%.

On payment terms, Gamuda Land runs schemes by release, including an option that spreads payment over five years with 5% at contract signing, along with discounts for progress payments, early deposits and existing Gamuda Land customers. Partner-bank interest rates are updated monthly.

Who this suits

Worth a look if you:

  • Want an apartment close to handover, with a building you can inspect rather than a delivery promise.
  • Need a wide choice of sizes — studios for letting, three-bedrooms for a family, in the same development.
  • Work in the eastern districts or Binh Duong and benefit directly from the widened Lo Lu road and Ring Road 3.

Think carefully if you:

  • Are buying for construction-stage appreciation. The towers have topped out; the easy part of that cycle is behind you.
  • Want first pick. This is remaining inventory — the best levels, aspects and layouts largely have owners.
  • Need to see a show unit before deciding. It closed in April 2026.
