Maison Privée comprises two towers of 35 storeys over three basement levels, totalling 490 apartments on a site of roughly 0.8 hectares at the heart of the Ciputra township, Phu Thuong ward, Tay Ho district, Hanoi.
The single most important thing to grasp: the two towers serve different buyers. This is not one product split in half, but two distinct unit mixes.

The number to note: Tower P has nothing below 158 m². Across 35 storeys and only 182 units, average density works out at roughly five homes per floor — very low by the standards of premium apartment stock. Which tower?
- Need two bedrooms, or the most sensible entry price: Tower M, the 2BR+ line at around 98 m². It is the only option at that size because Tower P has nothing below 158 m².
- Larger household, low density a priority: Tower P. Around five homes per floor and no small units means a more uniform resident profile.
- Looking for something singular: the duplexes and penthouses in Tower P, or the single 475 m² penthouse in Tower M.
