Why this table matters more than it looks
The handover specification is where real value differs between two units of the same size. V-ZUG kitchen appliances (Swiss) and GESSI with Villeroy & Boch sanitaryware sit meaningfully above FRANKE, GEBERIT and KALDEWEI — all good brands, but in a different tier. When comparing two units, put the specification next to the price rather than looking only at floor area. And always confirm one thing: this is an indicative list, and it should be written into the annexes of the sale contract along with the terms governing equivalent substitutions.

That amenity is not part of the development but contributes most to daily life there — and it is not something a new scheme in Tay Ho could create at short notice.

Parking at 1:1, and seven supercar garages

  • A parking ratio of 1:1 — at least one car space per apartment. In Hanoi that is rare. Most premium buildings run considerably lower, which leads to competition for spaces and rising charges within a few years as residents acquire more cars.
  • Seven private garages reserved for supercars — a limited, separate facility apart from the shared basement. Seven across 490 homes indicates how narrow that provision is.
Parking ratio is the hidden cost nobody models
In a building with a 0.5:1 ratio, half the households have no fixed basement space. What usually follows within three to five years is rising parking charges, renting space outside the building, or disputes between residents and management. A 1:1 ratio removes that risk at the design stage — and for an apartment intended to be held long term, that is real value rather than a brochure line.

Tenure, reservations and what to confirm

Maison Privée is freehold residential stock, developed by CapitaLand Development together with Mitsubishi Estate and Nomura Real Estate Development. The scheme was formally launched at a kick-off event on 25 August 2026.

Reservations are taken at 200 million VND per booking, refundable, with a maximum of two bookings per buyer.

  • Transfer only to the legal entity account nominated by the developer, using the exact reference format. Never to a personal account.
  • Ask for the reservation confirmation slip and read the refund conditions carefully — “refundable” needs to appear as a clause, not as a verbal assurance.
  • Request the detailed handover specification for the exact unit type you are considering, since equipment differs between towers and between unit types within the same tower.
Can foreign buyers purchase?
Maison Privée is freehold residential stock, so in principle it falls within the category foreign buyers may purchase under the Housing Law, up to 30% of the units in each tower. The developer has not yet published the allocation reserved for foreign buyers, however — get that confirmed in writing before reserving, rather than inferring it from the general rule.
