Haus Da Lat Buyer’s Guide 2026: Freehold Title, Payment Schedule, 65% Loan with 30-Month Interest Support, and Who Can Buy
Table of Contents
Haus Da Lat is a freehold residence in central Da Lat, sold through booking → capital-contribution agreement → sale and purchase agreement (SPA), with two financing routes: a 65% bank loan with 30 months of developer interest support, or progress payments over 11 instalments with a 3% discount. Prices are not published online. Foreign nationals are not eligible; overseas Vietnamese who hold Vietnamese citizenship buy on the same terms as residents. This guide collects the legal position, policies and process the developer issued to distributors, with a worked cash-flow example and the questions Realtique advises asking before any deposit.
Sources: developer material issued by The One Destination to distribution partners (January–May 2025, layout brochure February 2025) and Realtique’s first-hand notes from the Haus Community Summit – Back to School (9–10 September 2026), where Sweco, Kengo Kuma & Associates, 1508 London and 1010 taught in person. Prices are not published online — contact Realtique for the current unit list. Foreign nationals are not eligible; overseas Vietnamese who hold Vietnamese citizenship buy on the same terms as residents.
Title: freehold, and three documents to ask to see
Haus Da Lat is freehold residential (not a condotel and not a term-limited title). The developer is The One Destination; the land-use entity that receives payments is Dalat Land Investment – Construction – Trading JSC, in which The One Destination holds shares. Three documents the developer gave distributors in February 2025 that a buyer should ask to see in original: (1) the certificate of The One Destination’s shareholding in Dalat Land; (2) the power of attorney authorising the chief accountant to confirm deposits; (3) the bilingual confirmation-letter template. Then the usual project file: investment approval, construction permit and — before the SPA — the provincial notice that the homes are eligible for sale as future-formed housing. Ground-breaking was on 19 February 2025; Delta is main contractor for piling and basement, Artelia manages the site.
Process: booking → capital-contribution agreement → SPA
Step 1 — Booking (goodwill deposit): VND 500 million per Sky Villa, VND 1 billion per Sky Mansion, paid to Dalat Land’s MB Bank account; a confirmation letter is issued within 90 minutes of the bank confirming receipt. The buyer signs a registration for brokerage services with The One Destination; if the buyer does not proceed at launch, the registration lapses and the deposit is refunded within 72 hours.
Step 2 — Unit allocation: the developer releases units against the buyer’s registered preferences 1-2-3, in booking order; the buyer has 60 minutes to top up the deposit and 48 hours to complete paperwork, or the unit is released to the next buyer. The developer sends the unit code and ceiling price first; the detailed price follows once the deposit is in.
Step 3 — Sign the capital-contribution agreement (CCA) with Dalat Land: VND 1–2 billion deposit; 10% within 7 days; 10% within 30 days; 10% within 60 days. Step 4 — Sign the SPA once the project is eligible for sale: 30% paid in total (including VAT, contributions and deposit), then the schedule below.
The 11-instalment schedule and two financing routes
| Instalment | Milestone | Progress payments (3% discount) | Loan route (30% own funds) |
|---|---|---|---|
| 1 | Deposit, sign CCA | VND 1–2 bn | VND 1–2 bn |
| 2–4 | 7 / 30 / 60 days after instalment 1 | 10% + 10% + 10% | 10% + 10% + 10% |
| 5 | Sign SPA | 30% in total (incl. VAT, contributions, deposit) | 30% own funds in total |
| 6–13 | Every 2 months × 8 | 5% × 8 = 40% | Bank disburses 65% within 15 days of the SPA — 30 months of interest support |
| 14 | Handover (scheduled Q1 2027) | 25% | (within the 65%) |
| 15 | Title notice | 5% | 5% own funds |
Partner banks: MB Bank and VietinBank. Discounts: 3% for progress payments; early-payment programmes (a 12% discount for paying 95% within 15 days of the SPA ran until 30 September 2025) change by phase — ask Realtique for the current figure. Earlier incentives for the first owners: Private Club membership for the first 8 Sky Villas + 16 Sky Mansions, and a three-day Chiva-Som Hua Hin wellness trip in business class for two for deals closed within 72 hours of the 9 May 2025 event (conditional on signing the SPA and paying 30%).
Worked cash-flow example (illustrative price VND 40 billion)
VND 40 billion below is only to illustrate how the cash flow works — it is not the price of any unit. Real prices: contact Realtique.
| Milestone | Progress route (3% discount → VND 38.8 bn) | Loan route (VND 40 bn) |
|---|---|---|
| Up to SPA (30%) | ~VND 11.64 bn | VND 12 bn |
| 16 months after SPA (8 × 5%) | ~VND 15.52 bn (1.94 bn every 2 months) | 0 — bank disburses VND 26 bn, developer supports interest for 30 months |
| Handover | ~VND 9.7 bn | 0 |
| Title | ~VND 1.94 bn | VND 2 bn |
| Own cash to title | VND 38.8 bn | VND 14 bn + VND 26 bn loan repaid from month 31 |
How to read it: the loan route keeps cash in your business for 30 months; the progress route suits buyers with deposits who want the lowest total cost. In a rising-rate cycle like 2026 (floating home-loan rates of 12–14% after promotional periods), Realtique advises loan buyers to model the interest scenario after month 30 before choosing. Overseas buyers should also budget for currency transfer: funds must arrive through a Vietnamese bank account in the buyer’s name.
Overseas Vietnamese and foreign nationals
Foreign nationals without Vietnamese citizenship: not eligible — the project has not opened a foreign-ownership quota, and Realtique does not advise foreign passport holders to deposit. Overseas Vietnamese who still hold Vietnamese citizenship (a valid Vietnamese passport or other proof of citizenship) can buy and hold title exactly as residents under the 2024 Land Law (in force 1 August 2024, Articles 4 and 44) — no quota, with full rights to transfer, lease and bequeath. People of Vietnamese origin who no longer hold citizenship have narrower rights and need document advice before depositing. Realtique checks citizenship documents and, where needed, the procedure to confirm or regain Vietnamese citizenship before a transaction — see the Vietnam property buying process and our overseas-Vietnamese guides.
Handover, furnishing, management fee — and what is not yet announced
Handover: fully furnished, 100% imported, specified by 1508 London; exteriors finished to Kengo Kuma’s design — owners may not alter them. Timeline (March 2025 roadmap): lake park Q2 2025 ✓ · Design Exhibition, Private Club, stage and fountain Q3 2025 · show units Q3 2025 · handover of Sky Villas & Sky Mansions Q1 2027 · InterContinental operating 2027. Not yet announced: the management fee (the developer commits to announcing it before SPA signing), details of the eight special units (garden villas, penthouses, duplex penthouses), and any rental-management programme. Put all three on your question list.
Ten questions Realtique advises asking before you deposit
- Which units are currently available by tower and type? Ceiling and detailed price of the unit I want?
- Actual construction progress today against the Q1 2027 handover roadmap — can I visit the site?
- Has the project received the notice of eligibility for sale of future-formed housing? If not, when is it expected, and what are the conditions for converting the CCA to an SPA?
- If handover is late, what are the penalty clauses and the buyer’s rights?
- Current discounts for early and progress payment? From which date does the 30-month interest support run, and what is the floating formula afterwards?
- The FF&E schedule for my concept — brands, warranty?
- Expected management fee and the scope of Copper Beech services?
- Do I qualify for Private Club membership? Conditions for keeping it if I let or sell?
- Residents’ rights to wellness and resort facilities versus outside guests?
- For overseas Vietnamese: which citizenship documents are accepted for title, and is consular notarisation required?

Frequently asked questions
How much does Haus Da Lat cost?
The developer does not publish prices and Realtique does not post rumour prices online. Contact Realtique on 0866 810 689 (phone / WhatsApp) for current availability and per-unit pricing; the tables in this article use an illustrative VND 40 billion only to explain the cash flow.
Is Haus Da Lat freehold?
Yes. Haus Da Lat is freehold residential (Sky Villas and Sky Mansions), not a condotel; the land-use entity is Dalat Land, in which The One Destination holds shares.
How much can I borrow to buy Haus Da Lat?
Under the sales policy, loan buyers need 30% own funds; MB Bank or VietinBank disburses 65% within 15 days of signing the SPA with 30 months of developer interest support; the final 5% is paid on title.
How much is the Haus Da Lat deposit and is it refundable?
Booking is VND 500 million per Sky Villa and VND 1 billion per Sky Mansion, paid to Dalat Land; if the buyer does not proceed at launch, the registration lapses and the money is refunded within 72 hours. After unit allocation, the deposit under the capital-contribution agreement is VND 1–2 billion and follows the contract terms.
Can overseas Vietnamese buy Haus Da Lat?
Yes, if they still hold Vietnamese citizenship: they buy and hold title exactly as residents under the 2024 Land Law (effective 1 August 2024). Foreign nationals without Vietnamese citizenship cannot buy, because the project has not opened a foreign-ownership quota.
When is Haus Da Lat handed over?
Under the developer’s March 2025 roadmap, Sky Villas and Sky Mansions are scheduled for handover in Q1 2027, fully furnished by 1508 London; the InterContinental Haus Da Lat Resort opens in 2027. Buyers should check real progress on site before signing.
