Developers have responded by stretching payment schedules and fixing interest rates (around 10% in the early period) rather than cutting list prices. In practice, the real negotiation is over terms, not the headline price per m².

Palm River sits at the top of that price band. Among projects launched in the quarter, the most premium phases were recorded at up to around VND 168 million per m². Market press also reported Palm City releasing its second apartment cluster in a decade — more than 600 homes at an indicative VND 168 million per m², a figure brokers describe as inclusive of VAT and the maintenance fee, before any payment-method discounts.

How to read this price: the VND 168 million per m² figure is indicative and already includes VAT and the maintenance fee — closer to what you actually pay than the bare per-m² numbers many projects quote, which still need 5% VAT added on top. What this means for you:

  • Waiting for cheaper stock in the east is unlikely to pay off. With 80% of new supply above VND 120 million per m², the price floor has moved at market level, not just within one project.
