It broke ground on 25 July 2026 as the first component to start construction inside the Da Nang Downtown township, and it is instantly recognisable from the giant circular opening cut through the face of the tower — the “Moon Gate” concept behind the developer’s “Moon on the River” campaign.

One point to be clear about before you read any further: Sun Galaxy Complex is not being sold to foreign individuals or foreign organisations. It is not on the list of developments licensed for foreign ownership. Overseas Vietnamese who still hold Vietnamese nationality, however, can buy here on exactly the same footing as a citizen living in Vietnam. The other thing worth knowing early: there is no price list, no unit layout and no sales policy yet. The project is only taking reservation deposits of VND 50 million. A First Mover Inside Da Nang Downtown

Da Nang Downtown is the township Sun Group is building along the Han River, and Sun Galaxy Complex is the piece that went first. The groundbreaking on 25 July 2026 came with a headline investment figure of roughly VND 10,750 billion, a site of more than 21 hectares, and an event arena of around 20,000 seats built directly across the water from the display area used by the Da Nang International Fireworks Festival (DIFF).

That arena is the strategic idea behind the whole complex. Sun Group is not positioning this as a residential tower that happens to have a view of one annual festival; it is positioning it as Da Nang’s first international-scale venue for concerts, exhibitions and large MICE events, with DIFF as the best-known item on a year-round calendar. Everything else in the masterplan — the hotel brands, the retail podium, the public promenade — is designed to feed off that footfall.

The riverfront around the site is being rebuilt at the same time: synchronised technical infrastructure, green parks, a public landscaped deck along the bank, and the undergrounding of the existing 110 kV power line. For a buyer, that matters more than the renderings do — it is the difference between a tower that sits on a construction corridor and one that opens onto a finished riverfront.

Location and the Han River Setting

Sun Galaxy Complex sits directly on the Han River, inside the Da Nang Downtown boundary, facing the stage area used for the international fireworks festival. From a river-facing apartment, residents look straight down onto the fireworks and water-show programmes without leaving the building — which, in a city where festival week reprices every hotel room on the waterfront, is a rental-demand argument as much as a lifestyle one.

The site also sits on the scenic axis that links the Han River bridges and the city-centre road network. The developer has not yet published an official location map with measured distances to individual destinations, so Realtique is deliberately not inventing drive times here. The two renderings below show the tower’s standing in the river corridor more clearly than any description — first the wide view across the water, then the river-facing frontage where the podium opens straight onto the plaza and the event arena on the bank.

The “Moon Gate” Architectural Concept

The single most recognisable feature of Sun Galaxy Complex is the large circle punched through the middle of the tower’s face — the design concept the developer calls “Moon Gate”. According to the design story released at launch, the horizontal and vertical fins across the façade are shaped to echo the movement of the tide under moonlight, giving the elevation a continuous rhythm from the podium up to the crown.

The layered composition is meant to read as a journey through the natural setting — sea, river, green terraces, sky — rather than as a stack of floors. At the centre of that composition, the circular void is both the visual signature and a functional one: it forms an open sky-garden and amenity void between the upper floors. At night the ring is lit, which is what turns the building into a landmark on the Han River skyline and what gave the “Moon on the River” campaign its name.

Two Product Lines — and What Is Still Unconfirmed

Based on the preliminary briefing the developer has given distribution agents, Sun Galaxy Complex is expected to follow a product model close to Nobu Residences Da Nang — another Sun Property apartment project in the city — with two parallel lines:

Line one — investment and rental programme. The buyer purchases an apartment and hands it back to the developer or an appointed operator to run as part of the hospitality inventory, with revenue shared under a defined mechanism. The specific split and the terms of that mechanism have not been announced.

Line two — ownership for personal use. The buyer purchases to occupy and to use the building’s amenities. The developer describes this line using the Vietnamese planning term for a “non-residential unit” — wording normally attached to officetel and condotel products rather than to a conventional long-term-ownership apartment with a standard pink book.

Realtique’s note on this: as of the date of this article, the developer has not confirmed the legal detail of either line — not the tenure, not the type of certificate issued, and not the profit-sharing formula. Those are precisely the points to press on and to read in the sale and purchase contract before any deposit becomes non-refundable. Accor Runs the Hospitality Component

The hospitality component of Sun Galaxy Complex will be operated by Accor — the international hotel group behind dozens of brands worldwide — through two upper-tier names, Sofitel and Swissôtel. For anyone looking at the rental-programme line, that is usually the first box to tick: an established international operator standardises the operation, holds the service level, and plugs the building into a global distribution and loyalty network rather than leaving it to local demand alone.

The large retail podium inside the complex will be operated by a leading regional retail developer; the developer has not yet released the name. That is worth waiting for rather than guessing at, because the retail operator largely determines the footfall through the podium, and footfall is what underwrites the commercial value of the whole tower.

Price and Sales Policy: Nothing Official Yet

As of the date of this article, Sun Property has not published a price list, a payment schedule, or detailed unit layouts for Sun Galaxy Complex. The project is currently accepting reservation deposits only, at VND 50 million per booking — a holding amount that may be adjusted when the official policy is issued.

Any per-square-metre figure circulating in the market right now is not official developer information. On 23 August 2026 Sun Property held a project introduction event under the theme “Elite Position — Riding the Wave of Prosperity” at the Grand Ballroom of the Hilton Da Nang, covering Sun Group’s development story, the location and cash-flow case for the project, and expert commentary on the financing picture and the long-term ownership strategies still to be announced.

That places the project at the very front of its sales cycle: reservation deposits now, official commercial terms later. If you are seriously considering a unit here, the practical move is to register early, get the documents the day they are issued, and be in a position to choose stack and orientation before the inventory is opened broadly.

Five Things to Confirm Before You Commit

Because the commercial terms are still open, a buyer at this stage is committing to a reservation, not to a contract. That is a comfortable place to be — provided you use the waiting period to line up the questions that will actually decide whether this is a good purchase. Five of them are worth writing down now:

1. What tenure does the own-use line carry? The “non-residential unit” wording is the single biggest open question. Ask for it in writing: the term of ownership, and the exact type of certificate that will be issued.
2. What does the revenue-share mechanism say? For the rental-programme line, ask for the split, the term, the cost deductions and what happens if you want to exit or occupy the unit yourself.
3. How is the reservation deposit treated? Confirm in writing whether the VND 50 million is refundable, and under what circumstances, before the official policy is issued.
4. What is the payment schedule tied to? Construction milestones, calendar dates, or both — and what the penalty terms are on each side.
5. Who is the retail operator? The podium tenant mix drives footfall, and footfall underwrites the commercial value of the tower. It is a reasonable thing to wait for.

None of these are obstacles — they are simply the points a first-release buyer should have answered before a deposit becomes non-refundable. Realtique reviews these with clients as a matter of course, and we will publish the answers here as soon as the developer issues them.

Can Foreigners Buy at Sun Galaxy Complex?

No. Sun Galaxy Complex is being sold to Vietnamese buyers only. The project does not appear on the list of developments approved for sale to foreign individuals or foreign organisations. There is no foreign quota here, no leasehold workaround, and Realtique will not construct one out of contract-signing technicalities. If anyone offers you a route into this project as a foreign national, ask to see the written approval — on this development, there is none.

That said, in Vietnamese property law “foreign” is a question of nationality, not residence. For the Vietnamese diaspora, the distinction is everything:

If you still hold Vietnamese nationality — you are treated exactly like a citizen living in Vietnam. Under the 2024 Land Law, in force since 1 January 2025 (Articles 41, 43 and 44), land and housing rights follow nationality rather than where you live. A Vietnamese national based in Sydney, San Jose or Seoul can buy here, sign in person, and have the certificate issued in their own name — no foreign quota, no 50-year cap, and no need for the borrowed-name arrangements that used to be routine.

If you are of Vietnamese origin but no longer hold Vietnamese nationality — the law places you in the foreign-buyer category, which means housing only, only inside projects licensed for foreign ownership, and only within the applicable quota. Because Sun Galaxy Complex is not one of those projects, that route does not open a door here. It may, however, be worth restoring your Vietnamese nationality: the path runs through a Vietnamese birth certificate, then a Vietnamese passport, then a citizen ID card, and it is a service Realtique handles for clients.
