Sun FourS Tower Da Nang: Prices, Policy & Legal Status 2026
Sun FourS Tower is a riverside apartment development by Sun Property, the real estate arm of Sun Group, inside the Sun Riverpolis township in Hoa Quy Ward, Ngu Hanh Son District, South Da Nang. It is a four-tower scheme named after four seasonal plants, and unlike most Sun Group apartment products in Da Nang it is a conventional long-term ownership residential building — not a condotel and not an officetel. Block F1, with 489 units, launched first and is close to sold out; the most recent booking round, covering the project’s final towers, ran from 20 to 24 August 2026.
Before you read further: Sun FourS Tower is not sold to foreign individuals or foreign organisations. The project is not on the list of developments licensed for foreign ownership. Overseas Vietnamese who still hold Vietnamese nationality can buy and hold title here exactly as a domestic citizen does. Inside the Sun Riverpolis Township
Sun FourS Tower is part of Sun Riverpolis, Sun Group’s large township in South Da Nang, laid out along roughly 7,500 metres of natural river frontage and next to around 50 hectares of parkland inside the masterplan. The apartment component is four towers, each named after one of four seasonal plants — Tung, Cuc, Truc and Mai — a “four seasons” idea the designers carry through the landscaping and the shared amenities.
Bookings opened in March 2026 and the project has since gone through several release phases. Block F1, 489 units, launched first and is now close to sold out. Between 20 and 24 August 2026 the developer opened bookings for the latest release, marketed as the project’s final towers — which effectively brings the whole inventory towards its closing stage.
Location and Connectivity
The site is on the Minh Mang – Nguyen Phuoc Lan junction (Quang Nam road), Hoa Quy Ward, Ngu Hanh Son District — the part of South Da Nang that has been absorbing the fastest infrastructure and population growth in the city. It sits in the core of the Sun Riverpolis township, on the river frontage and alongside the internal park.
From the developer’s project documentation, the indicative travel times are:
• Around 10 minutes to Da Nang International Airport
• Around 5 minutes to My Khe Beach and around 5 minutes to the Marble Mountains
• Around 10 minutes into central Da Nang
• Around 25 minutes to the Son Tra peninsula resorts
These are the distributor’s published figures; check them against your own routes and travel times. Hoa Quy itself is seeing heavy investment in roads, schools and community facilities, and sits close to the main connecting corridors of South Da Nang.
On the satellite view, the site sits exactly where two major roads cross: one running along the river towards the centre, the other cutting straight through to the coast. That crossing is why the drive to central Da Nang, to My Khe Beach or around to the Marble Mountains all fall inside a short radius. The river curving in front and the low-rise land holdings around it are also what make the tower’s outlook difficult to build out later.
Unit Mix and Sizes
Sun FourS Tower is deliberately compact: roughly 80% of the inventory is smaller-format units, aimed at owner-occupiers, long-term rental and accumulation buyers rather than at trophy purchases. The mix is:

The signature product is FourS Jardin — the project’s garden-apartment line, where selected units get a balcony or terrace deeper than the standard so it can be planted properly and read as a private green space inside the apartment. Typical Floor Plates
With apartments, the floor plate says more than the brochure copy does: it tells you which side of the building a unit sits on, how far it is from the lift core, and whether it is sandwiched between two neighbours. Sun FourS Tower uses a central-core layout — lifts, stairs and services grouped in the middle, apartments running around all four sides — so most units get an external face and natural light.
The legend in the corner is the key to reading the drawing: blue is Studio, brown is one bedroom, green is the extended one bedroom, orange is two bedrooms and red is three. The two-bedroom units are placed at the four corners, where two exposed faces give the best light and cross-ventilation; the extended one-bedroom units run along the two long sides, and the studios are grouped around the lift core to use the floor area efficiently. That arrangement explains why the inventory tilts so heavily towards smaller formats.
The upper-block drawing repeats the same layout, but the detail worth noticing is in each unit’s data box: it carries two figures side by side, the gross (centre-of-wall) area and the net (carpet) area. Those two numbers usually differ by a few square metres, and that is precisely where buyers get caught out comparing one project against another. When you receive a quotation, ask which basis the consultant is using.
Block F2 keeps the central core but adds a run of units alongside it, and the drawing marks the four view orientations around the plate. Use that when you choose: instead of asking “what does this unit look at?”, you can point at the plan and see whether it faces the river, the urban side or the internal landscape. On a tower where orientation genuinely moves the price, settling that on the drawing saves a great deal of time.
FourS Jardin: The Garden Apartments
FourS Jardin is the garden-apartment line — the feature that got the most attention when the project launched. Unlike a standard balcony that fits a small table and two chairs, the garden area on these units is allocated separately and is listed as its own area line on the product sheet, distinct from the apartment area itself.
For an owner-occupier that is a buffer space: somewhere to plant, to have coffee in the morning, or to let children play without going down to the lobby. For a landlord it is the most visible differentiator against comparable-sized apartments in the same area — and the easiest one to photograph when the unit goes on the rental market.
Amenities and Landscape
The living proposition at Sun FourS Tower does not stop at the building line. The project sits inside the riverside portion of the township, with roughly 7,500 metres of water frontage running along it and around 50 hectares of parkland planned for the wider area. At the foot of the tower there is a tree-lined boulevard and a retail podium, which puts the daily errands — coffee, food, a quick shop — inside walking distance. That is also why units facing the boulevard and the river are the ones buyers ask about first.
Indicative Pricing
Sun Property does not publish a single fixed list price for the whole of Sun FourS Tower — pricing moves by release phase, by block, by floor and by orientation. Based on actual transactions recorded in April 2026, mostly in the studio and 1BR+ formats, the range sat at approximately:

The CSBH04 Sales Policy
On 8 August 2026, Sun Property and S-Realty Da Nang issued sales policy CSBH04 for Sun FourS Tower, replacing the earlier CSBH01. The main terms:
• “Interior fit-out support” package — a direct 7% discount on the apartment value (before VAT and sinking fund), replacing the Early Bird programme under the previous policy.
• No-loan discount — a further 5% for buyers who do not use the interest-subsidy package.
• Early payment discounts (applying to payments made no later than 25 August 2026, not combinable with other incentives): paying 95% of the apartment value earns 11%; paying 70% earns 4%; paying 50% earns 1.5%. These tiers are revised month by month — the figures here are the levels current when CSBH04 was issued.
• “Sun Early Key” programme — move in early, use the property, pay later: buyers who have paid at least 70% of the property value (VAT included) may take handover and use the apartment as soon as it is certified complete, expected 31 March 2028, with the remaining 30% spread over up to 45 months in two stages.
• Bank interest subsidy — up to 24 months from first disbursement, and no later than 31 October 2028, whichever comes first; the loan and subsidy cover up to 70% of the apartment value.
• Management fee waived for the first year from official handover (excluding third-party charges such as parking, utilities and cable television).
• “Sun Signature” loyalty programme — tiered by qualifying annual purchase volume: Silver (under VND 15 billion), Gold (VND 15 to under 30 billion), Platinum (VND 30 to under 40 billion) and Infinity (VND 40 billion and above), earning reward points worth 0.7% to 2.0% of transaction value, redeemable across the Sun Group ecosystem.

Legal Status and Reservation Terms
Sun FourS Tower is a long-term ownership apartment product — a conventional residential building, not a condotel or an officetel carrying “non-residential unit” status. There is also no external international hotel operator managing the building, which distinguishes it from several of Sun Group’s resort-apartment projects in Da Nang: owners can live in the apartment or rent it out themselves as they choose.
Reservation deposit: VND 50 million per booking, paid to the distributor’s designated account according to the instructions issued for each release phase.
Can Foreigners Buy at Sun FourS Tower?
No. Sun FourS Tower is sold to Vietnamese buyers only. The project is not on the list of developments approved for sale to foreign individuals or foreign organisations. There is no foreign quota here and no leasehold route around it. If you are offered one, ask to see the written approval — on this development there is none.
In Vietnamese property law, though, “foreign” turns on nationality, not residence. For the Vietnamese diaspora that distinction decides everything:
If you still hold Vietnamese nationality — you are treated exactly like a citizen living in Vietnam. The 2024 Land Law, in force since 1 January 2025 (Articles 41, 43 and 44), ties land and housing rights to nationality rather than to where you live. You can buy at Sun FourS Tower, sign in your own name and take the ownership certificate in your own name — with full rights to transfer, lease, mortgage, gift and bequeath, no foreign quota and no 50-year limit. The era of buying through a relative’s name is over.
If you are of Vietnamese origin but no longer hold Vietnamese nationality — you fall into the foreign-buyer category: housing only, only within projects licensed for foreign ownership, and only inside the applicable quota. Sun FourS Tower is not such a project, so that route does not help here. Restoring Vietnamese nationality is often the better answer — the sequence runs Vietnamese birth certificate, then Vietnamese passport, then citizen ID card — and it is a service Realtique handles for clients.
If you have no Vietnamese origin — this project is closed to you. That is the honest answer, and it is better to hear it now than after a deposit.
