Maison Privée launched at its kick-off event on 25 August 2026. As of writing, the developer has not published: the price list, the sales policy or payment schedule, the handover date, the legal milestone status, or the foreign ownership allocation. Any figure you are quoted on those points today is an estimate circulating among agents, not a developer publication. This guide sets out what is confirmed and flags clearly what is not.

Maison Privée is an ultra-prime apartment development at the heart of the Ciputra estate, Phu Thuong ward, Tay Ho district, Hanoi — the first flagship project in the capital by CapitaLand Development, delivered with two Japanese groups, Mitsubishi Estate and Nomura Real Estate Development.

The defining numbers: a site of only 0.8 ha carrying two 35-storey towers with three basement levels and exactly 490 homes, served by 68 amenities spread across six levels and a 1:1 parking ratio. That amenity-per-home density sits at the top of the Hanoi market.

Can foreigners buy at Maison Privée?

Not yet answerable. Under the Housing Law, foreign ownership is capped at 30% of the apartments in any one building. With two towers and 490 homes there is theoretical room — but the developer has not confirmed how many units will be released to foreign buyers, in which tower, or whether any nationality restrictions apply. We will not put a number on it until there is a published document.

What is settled: the apartments are sold on a long-term ownership basis, not a fixed-term lease.

Overseas Vietnamese holding Vietnamese nationality
This group is already clear of the uncertainty. Under the Land Law 2024, in force since 1 January 2025, people of Vietnamese origin who still hold Vietnamese nationality buy as domestic citizens — outside the 30% cap, with no limit on the number of units. If that is you, register early: when a foreign allocation is eventually published, it is typically distributed in registration order.

The three-developer structure

A joint venture of three developers is rare in the Hanoi market. CapitaLand leads; the two Japanese groups participate as co-developers.

Location: the last plot inside Ciputra

Location in Tay Ho, between the Red River and West Lake.

The site sits at the centre of the Ciputra estate, wrapped by roughly 6 ha of green landscape and water. Ciputra is Hanoi’s longest-established international estate — the expatriate and professional community, the international schools, the golf course and close to 100 ha of landscape have existed for years rather than being promised.

Connectivity: about 15 minutes to central Hanoi and 20 minutes to Noi Bai airport, with quick access to Ring Roads 2 and 3.

About the “twin metro” claim
Sales material emphasises the site’s position ahead of two metro lines. To be precise: those lines remain at planning stage, are not operating and have no confirmed opening date. Treat this as long-term upside, not an amenity you will have at handover.

One supply point worth weighing: developable land inside Ciputra is essentially exhausted. This is one of the last plots — the probability of another new high-rise at this address afterwards is very low.

The 490 homes: tower P and tower M

The two towers are positioned quite differently. Tower P is smaller and weighted to large homes; Tower M has more units and starts at two-bedroom.

How to read that
If you want a two-bedroom, only tower M has them — and it is the largest group in the project at 183 homes, so the easiest to secure, but also the group with most competing stock on the resale market later. At the other extreme, duplexes and penthouses together total just 17 homes out of 490. Some larger lines have a private lift lobby opening directly into the apartment — ask which unit codes, because that is the sharpest differentiator inside the project on both experience and price.

WELL standard and handover specification

Maison Privée is targeting status as the first residential project in Vietnam to achieve WELL for Residential Pre-Certification, the standard developed by the International WELL Building Institute.

How WELL differs from LEED or LOTUS: those measure a building’s impact on the environment; WELL measures a building’s impact on the health of the people inside it — air, water, light, thermal comfort and acoustics. Here that shows up as a fresh-air supply system with PM2.5 filtration to every room and a central domestic water filtration system.

“Pre-certification” is not the same as “certified”
Pre-certification means the design has been registered and assessed against the criteria — not that the building has been completed and awarded final certification. Full certification only follows completion and physical verification. That distinction matters if health performance is your reason for buying.

The published document states these are indicative and for reference, and that the developer reserves the right to revise or substitute items, brands, materials or equivalent technical specifications. At contract stage, check against the handover schedule attached to your contract — that is the binding document.

What to do at this stage

The project is currently accepting refundable reservation deposits of VND 200 million per slot. That is a priority-selection deposit and is refundable — it is not a purchase deposit. Ask for written terms covering the refund conditions and deadline before transferring.

Sensible preparation while the price list is pending:

  • Choose the tower before the unit. Towers P and M have entirely different mixes — two-bedrooms exist only in M, while duplexes and penthouses together number 17 across the whole project.
  • Ask which unit codes have the private lift. It is the biggest internal differentiator.
  • Wait for the legal documentation. With the legal milestone status unpublished, do not pay anything beyond the refundable reservation until you have seen originals.
  • Register your requirement early if you are a foreign or overseas-Vietnamese buyer — allocations are usually distributed in registration order once published.
