What the headline price does and does not include

  • It assumes the Standard payment route — pick a different route and the effective price changes.
  • It excludes VAT and the maintenance fund (typically 2% of the apartment value).

The Westique does sell to foreign buyers, and does so under a direct sale and purchase agreement rather than a long-term lease — which is the stronger of the two structures. Before taking the fast route for a bigger discount, compare that discount against what the same money would earn elsewhere over the same period. If the gap is thin, Standard is usually the safer choice because it preserves liquidity.

The booking programme is not fixed — it reduces phase by phase. Phase 1 closed at 23:59 on 25 August 2026 with a combined 2.5%:

Why the phase deadline matters more than it looks
One percentage point on a multi-billion-dong apartment is a real number, not a pressure tactic. On a unit around 4 billion VND, 1% is roughly 40 million VND — lost purely by booking a day late. If you have already decided to buy, timing the booking before the phase change is pure arithmetic.

Other discounts, and how the booking works

  • Bank guarantee discount: 0.5% — where the buyer takes the bank guarantee.
  • Bulk purchase: from 2% — for buyers taking multiple units.
  • Launch-day discount — announced on the launch day itself, not before.
  • Furniture and appliance packages vary by campaign, alongside incentives for the first group of buyers including a direct deduction from the purchase price. These change by phase, so confirm at the point of transacting.

The booking deposit is 100 million VND per booking, credited against the purchase price when a unit is confirmed. A booking secures a priority slot, not a specific unit — unit selection happens at the launch event in booking order.

Two practical safeguards
Transfer only to the account provided by the official distributor, using the exact reference format the developer requires — a wrong reference can mean the payment is not credited to you. Always insist on a confirmed booking slip. Never transfer to a salesperson's personal account under any circumstances.
