  2. Specialist access for chronic conditions or aging-in-place planning — typically a 12–18 month wait elsewhere in Vietnam — compresses to weeks here
  3. Insurance acceptance — major Vietnamese hospital networks (Vinmec, FV) sign up for international insurance pools when integrated medical campuses are nearby. Expect international insurance compatibility to follow.

For day-to-day care, FV Hospital and Vinmec D7 are 25–35 minutes by car. For surgical specialties or complex care, the on-site campus from 2027 onward.

International Schools — Honest Assessment

This is where Eco Forest Onsen has a current limitation worth being honest about. The closest international school clusters are in District 7 (PMH-ISHCMC, BIS, Saigon South International, RIS) — 25–40 minutes by car.

For foreign families with children:

  • If your kids are in international school in D7: Manageable — similar drive distance to a Beverly Hills → Westside LA commute. Plan for 7am departures.

Why Long An Province (Not Just HCMC)

Long An Province sits between HCMC and the Mekong Delta — it’s been “the next frontier” for 5 years. What’s different now:

  • Expressway-grade road access — Beltway 3 + HCMC–Trung Lương Expressway means you’re never more than 30 min off-peak from anywhere in Greater HCMC
  • Industrial park employment base — Long An has 30+ industrial parks employing 250,000+ workers. Stable rental tenant pool for residential.
  • Regulatory clarity — Long An’s land-use master plan is more straightforward than HCMC inner-city; permits move faster, projects deliver on schedule
  • Lower density — Eco Retreat at 220ha allows the landscape-first DNA. Equivalent inner-city projects max out at 1–3ha and are 80% concrete

For foreign buyers used to Hong Kong / Singapore land scarcity, the proposition is: buy density in HCMC’s mature districts (D1, D2, D7) for $1M+, or buy land + landscape at Eco Retreat for $250–800K. Different value propositions for different goals.

  • Lower entry price than D1/D2 luxury — by 30–50% per sqm for comparable units
  • Healthcare access maturing 2027–2028 (timed to handover)

What you’re not buying:

  • Walking-distance to international restaurants/cafes (the apartment delivers wellness, not nightlife)
  • Walk-to international school proximity
  • 2025 infrastructure maturity (some construction noise/inconvenience pre-2027)

If you’re a mid-career executive or retiree who values daily wellness over nightlife, this is the strongest location play in HCMC. If your priority is maximum urban density and walkability, look at D1 or D2 luxury instead.
