What you get:

  • Plus 18–28 sqm private outdoor garden (≈194–301 sqft) — yours alone, not shared, not balcony-style
  • Garden orientation: typically morning sun + afternoon shade (excellent for plants + outdoor dining)
  • Garden access: direct from living room AND from master bedroom (depending on unit; verify per floor plan)

Why this matters: For families with young children, this is functionally a “yard” — somewhere to play safely without leaving the apartment. For garden enthusiasts, it’s a real horticultural canvas. Tower R1+R2 has 41 floors. General floor selection guidance:

  • T3 (Mezza): Higher ceilings, but ground-level activity audible. Best for live-work / showroom-style use.
  • T4 (Wellness Deck level): Direct adjacency to onsen — convenient + slight foot traffic.
  • T5–T15: Lower premium, mature canopy view, less wind exposure. Best value for owner-occupiers.
  • T15–T25: Sweet spot for most buyers. Strong views without extreme wind/sun, less stair-evacuation distance.
