Method 1 — Standard with Bank Loan

Method 1 is the conventional path. You commit to a payment schedule that aligns with construction milestones (foundation pour, structural completion, MEP commissioning, handover).

  • Reservation deposit: Paid at booking. Refundable within first 7 days; non-refundable after.
  • Stage 1 (foundation): ~10% of unit price (typical Vietnam practice)
  • Stage 2 (structural completion): Additional ~20% (running total ~30%)
  • Stage 3 (MEP / facade): Additional ~30% (running total ~60%)
  • Stage 4 (handover): Final ~40% (total 100%)

Bank loan integration: Foreigners can apply with passport + visa. Partner banks include Vietnam BIDV, Vietcombank. Loan-to-value typically up to 70%, term up to 25 years. Standard rates apply.

Total cash-on-cash for foreign buyer (no bank loan): 100% of unit price across 24 months. With bank loan (70% LTV): 30% cash + interest on financed portion = roughly 35–45% of unit price total cost over loan term.

Method 2 — Early Payment with Discount

Method 2 trades flexibility for substantial discount. The key constraint: cash by 31 October 2026. Two tiers:

  • 95% paid by 31 Oct 2026 → 12% discount off list price. The maximum discount.
  • 70% paid by 31 Oct 2026 → 8% discount off list price.

The 12% scenario, fully worked example for a 4-billion VND 2BR with Garden:

  • List price: 4.0 billion VND
  • 95% paid by Oct 2026: 3.8 billion VND
  • Apply 12% discount on 4.0 billion: -480 million VND
  • Net cost: 3.32 billion VND (net 17% saving on list price effective rate)
  • Remaining 5%: 200 million VND, paid at handover Q3 2028

For foreign buyers with USD/EUR savings or repatriation flexibility, this option is effectively a 17% return on capital deployed for 18–24 months. Difficult to match elsewhere in Vietnam real estate.

Alternative: 24-Month Interest-Free Option

For buyers who want flexibility without locking in early payment:

The 24-Month Interest-Free Option

  • Terms: 0% interest on the financed portion for 24 months
  • Validity: Through 31 October 2028
  • Eligibility: Standard Method 1 path; this is a financing flex rather than a separate method
  • Net effect: You eliminate ~24 months of finance costs (~10–14M VND for a 3 billion VND loan at 7% standard rate) without committing to early payment

When this makes sense: If you want a moderate-term flexibility window (24 months to manage other capital, business, or tax events) without taking the early-payment cash hit. The savings vs Standard Method are smaller (~3% of unit price) but the cash flow flexibility is significant.

The Reservation Process — End-to-End

The reservation process:

  1. Identify your unit — Work with sales agent on availability + pricing for specific tower/floor/orientation
  2. Sign reservation form — Documenting unit selection, agreed price, payment method preference
  3. Pay reservation deposit — Wire transfer to developer’s escrow account; receipt issued same day
  4. 7-day exclusive review — During this window, you can review the SPA terms, consult lawyers, and walk away with refund if not proceeding
  5. Sign SPA — Either in-person at HCMC sales office, or via legal POA if you’re outside Vietnam
  6. Begin payment schedule per agreed method
  7. Site visits during construction — typically scheduled twice per year for major milestones
  8. Handover — Q3 2028 for R1+R2. Inspection + key handover ceremony.
  9. Pink book filing — 30–60 days post-handover. Title transfer registration with provincial land registry.
