SkySOLIS Lai Thieu 2026: A Foreign Buyer’s Guide to SkyWorld’s First Vietnam Project
SkySOLIS is the first Vietnamese project by SkyWorld Development, a listed Malaysian developer – three 40-storey towers holding 1,101 units on National Highway 13 in Lai Thieu Ward, Ho Chi Minh City. Foreign buyers are eligible on a 50-year title, indicative pricing sits around VND 58-59 million per square metre before VAT, and handover is expected in Q2 2029. This guide covers what the developer has actually put in writing – scale, amenities, price, payment terms, legal status – plus the questions a foreign buyer should ask before committing.

Who is building SkySOLIS?
Two names appear on the paperwork and it is worth keeping them straight. The legal developer is Vina An Thuan Phat Co., Ltd. The brand and development expertise come from SkyWorld Development Berhad, a listed Malaysian property group operating in Vietnam through SkyWorld Development (Vietnam), a wholly foreign-owned entity.
SkyWorld has delivered around 15 projects in Malaysia. Three the developer highlights:
- SkyArena (Kuala Lumpur) – an 11.3-hectare township with multiple residential towers, retail and a multi-level sports complex.
- SkyAwani Series (Kuala Lumpur) – five phases of towers between 39 and 52 storeys; SkyLuxe On The Park at Bukit Jalil comprises two 44-storey towers with 477 units.
- SkyWorld Pearlmont (Penang) – a 4-hectare scheme incorporating Malaysia’s first vertical school and PPVC modular construction.
Design is by AG INGO Vietnam. HUDECO is the contractor for basement and foundation works; the superstructure contractor is yet to be announced. Building management is expected to go to CBRE, Savills, Altara or an equivalent operator.
Location: what Lai Thieu actually looks like
If you have not spent time north of the Saigon River, the honest description is this: Lai Thieu is not a frontier suburb waiting to be built. It is an established commercial and industrial belt with hospitals, schools, malls and factories already running. Binh Duong province merged into Ho Chi Minh City on 1 July 2025, so the address is now simply Ho Chi Minh City.

That industrial cluster matters if you are buying to rent. VSIP 1, Dong An and Song Than industrial parks sit within a few minutes’ drive, and they employ a steady population of expatriate engineers and managers. Rental demand here is tied to manufacturing, not to speculative cycles.
The Highway 13 upgrade - read it in two halves
Marketing material tends to quote “Highway 13 is being widened to 8-10 lanes”. That blends two separate projects, and the distinction matters:

In plain terms: the stretch of road directly in front of SkySOLIS is already the widened 8-lane section. What remains under construction is the link into central Ho Chi Minh City. A metro line along the Highway 13 corridor is also in planning; the developer’s documents refer to it as Line 2, though the official numbering and schedule for the lines connecting Thu Dau Mot with central Ho Chi Minh City are still being finalised. Update, 29 August 2026 — the Ho Chi Minh City half is no longer a plan. Construction formally began on the morning of 29 August 2026, a few days ahead of the 2 September date that had been announced, as part of a wave of 11 projects worth VND 181,412 billion that the city launched to mark the National Day anniversary. The BOT works go to a consortium of CII, CII PPP and IMIC, with CII PPP as lead member holding 51%.
Two things follow for a buyer here. Delivery risk drops — a BOT scheme with a signed investor and a defined funding structure is a different proposition from one still at policy stage. And there is now a toll to price in: the approved collection period is 22 years 7 months, with the investor committing to cut at least 5% off that. The tariff itself has not been published, so treat it as a known unknown in your running-cost budget rather than a number you can plan around today.
One caveat worth keeping: the completion date is not settled. Most reports on 29 August give late 2028, while CafeF quotes the investor’s own wording as “striving for early 2029”. On a project of this kind the earliest published date is usually the most optimistic one. Separately, two sections of Ring Road 4 broke ground the same day (18.25 km and 16.7 km, VND 5,247 billion and 8,761 billion) — that is the orbital route, and once open it gives through traffic an alternative to running down radial corridors like Highway 13.
Update, 4 September 2026 — land pricing along the corridor. Following the 29 August groundbreaking, frontage land on the Hiep Binh – Binh Trieu stretch of Highway 13 is being recorded at VND 100–180 million per m², against VND 45–55 million in 2020; nearby internal roads sit at VND 55–80 million per m², with roughly 1.3 million people living alongside the corridor. Read it correctly: these are land prices and do not convert directly into apartment pricing, and most of the increase happened between 2020 and 2026 while the upgrade was still on paper — the market has already absorbed most of the infrastructure expectation. Scale and unit mix
Three towers – Alba, Helio and Lyra – rise 40 storeys above a three-level retail and amenity podium, with two basement levels linking all three. Podium coverage is capped at 43.94% and tower coverage at 34.76%, which leaves most of the site for landscaping and facilities. There are 19 lifts, and each floor of each tower holds between 5 and 13 units.

One number worth checking carefully: the Sky Villa is delivered without a kitchen, which is why its rate per square metre reads lower than fully finished apartments. Compare like-for-like handover conditions, not headline rates.
Technical specs: lobby height 3.0-3.1 m, floor-to-ceiling 2.5-3.05 m inside units, corridors 1.6 m wide and naturally ventilated, balcony balustrades 1.4 m. Two 1,500 kVA generators serve the development. Contract areas are measured to the centre line of walls.
Healthy Home and QLASSIC - what these terms mean
SkyWorld positions the project around a Healthy Home philosophy built on four elements: light, nature, air and water, and community. On the drawings that translates into a few decisions you can verify:
- An east-west facade with non-orthogonal cuts, designed to block direct western sun and reduce afternoon heat gain through the wall.
- Reduced party walls between units, improving privacy and acoustic separation compared with a conventional slab block.
- Naturally ventilated corridors instead of sealed, air-conditioned ones.
QLASSIC is the more substantive claim. It is a construction quality scoring system issued by Malaysia’s Construction Industry Development Board (CIDB): each element is inspected and scored against a common rubric before handover. Amenities serve residents and their guests only, and the monthly management fee covers usage – there are no separate charges. A few items are unusual at this price point: the indoor 3D golf bay, a dedicated pet garden on level 21 (pets are permitted under the house rules), and a private banquet hall seating up to 60, designed around the way Vietnamese families entertain.
Price and payment terms
The developer’s pricing sheet dated 13 August 2026 puts indicative rates at roughly VND 58-59 million per square metre, before VAT and the 2% sinking fund. Converted to totals:

The financing route is the one most buyers ask about: only 10% of the price falls due during 2026, and by handover the buyer has contributed roughly 50% from their own funds, with the bank drawing down the rest. Seven banks are on panel: Vietcombank, BIDV, VietinBank, Hong Leong Bank, Public Bank, MB Bank and VPBank. The Hong Leong Bank package (updated 15 August 2026) lends up to 80% of contract value over up to 30 years at 9.7% p.a. fixed for the first two years, with no compulsory life insurance.
Additional discounts: 2% for a valid booking placed before 15 September 2026, and 1% for buyers who voluntarily waive the bank guarantee certificate. Bookings are VND 50 million and refundable, paid to the developer’s Vietcombank account – cash is not accepted at the sales gallery.
Foreign buyers: what applies and what to check
The developer’s Q&A confirms that foreign nationals may purchase at SkySOLIS with a 50-year ownership term under current law, renewable in accordance with regulations. To sign the escrow agreement and later the SPA, a foreign buyer provides a valid passport with entry endorsement, a payment order, and the registration of interest form.
Two things to verify before you commit money:
- Remaining foreign quota. Vietnam’s Housing Law caps foreign ownership at 30% of the apartments in any one building. - Eligibility of the specific product. The 50-year foreign title applies to apartments. Shophouses and mixed-use units sit under different ownership rules – confirm in writing which product line you are buying into.

Legal status and timeline
The project holds its 1/500 detailed planning approval, the land allocation decision and the in-principle investment approval. On 13 August 2026 the developer announced that the project is exempt from a separate construction permit – under Article 43.2 of the 2025 Construction Law, works within a project whose feasibility study has been appraised in an area with approved 1/500 planning need only file a commencement notice.

Handover specification: premium basic finish with built-in joinery – plasterboard ceilings, timber flooring in bedrooms, premium tiling to living areas and kitchen, upper and lower kitchen cabinetry with stone worktop and sink, premium sanitaryware, fire-rated engineered timber doors with smart locks (fingerprint, PIN, card), basic LED lighting and air-conditioning provisions. Before handover the buyer settles 95% of the price, the 2% sinking fund and the management fee.
Who this suits - and who it does not
Worth a look if:
- You work in or around the northern industrial belt – VSIP, Dong An, Song Than, Thuan An – and would rather live near work than commute across Binh Trieu Bridge twice a day.
- You want light cash outlay early: 10% during 2026, roughly 50% of your own funds by handover on the financing route.
- You value measurable build quality (QLASSIC) and a developer with a delivery record in its home market.
- You are buying to lease to industrial-sector expatriates – demand here is employment-driven rather than speculative.
Think twice if:
- You need somewhere to live now – handover is nearly three years away.
- Your daily commute is into District 1 – the Ho Chi Minh City section of Highway 13 is still a construction site until late 2028, and peak-hour congestion is real.
- You are looking for a short-term trade – secondary liquidity here tracks infrastructure delivery, which is measured in years.
- Freehold title is non-negotiable for you and you are not a Vietnamese national or a Viet Kieu holding nationality.
Four questions to ask before you pay a deposit
- The confirmed management fee. The developer’s Q&A gives an indicative VND 12,000-15,000 per sqm per month. Ask for that in writing before signing.
- Interest on the escrow deposit. The sales team cites 4.5% p.a. on the 10% held in a tripartite escrow account. Ask for the bank’s written confirmation rather than relying on a verbal figure.
- Handover condition per product line. Sky Villas come without a kitchen and some mixed-use units may be handed over as shell – rates per square metre are not directly comparable across lines.
- Remaining foreign quota in your chosen tower.
