Here is every fee we charge when you lease out an apartment through Realtique, with a worked example and a calculator so you can check the numbers against your own rent.
- Finding a tenant: one month’s rent for a 12-month lease, paid only after you and the tenant have both signed and the tenant has paid the first rent.
- Exclusive agency: one month’s rent per year as commission, renewed when the lease is renewed. With an exclusive agreement, your property management fee is waived to 0 VND.
- Repairs, cleaning and bills: you pay the provider directly, against their own invoice. The money never passes through us.

Twelve months of rent come in. One month’s rent goes to Realtique, once. Your management fee is waived to 0 VND.

No tenant, no fee. If we do not find you a tenant, you owe us nothing.
What management covers on an exclusive agreement
- Coordinating contractors for repairs and maintenance

What “exclusive” means: you list the apartment for rent with Realtique only. If you prefer to list with several agents, we will still find you a tenant for the same one-month commission, but we do not take on ongoing management for non-exclusive listings.

Case study: a 3-bedroom apartment at 30 million VND a month
An illustrative example. The owner lists the apartment exclusively with Realtique and signs a 12-month lease.

- Had the tenant signed for 6 months instead, the commission would have been 15,000,000 VND.
- Any repair during those two years is paid by the owner straight to the contractor, against the contractor’s own invoice.
- Tax check: 360 million VND a year is below Vietnam’s 1 billion VND threshold, so this owner pays no VAT or personal income tax on the rent but must still file a declaration. The threshold counts all your rentals combined. How rental income tax works in Vietnam.
Costs that are not ours
- Building management fee: set by the building. Your lease says whether you or the tenant pays it.
- Utilities: electricity, water and internet, as agreed in the lease.
- Repairs, cleaning and furnishing: paid to the contractor.
- Police registration: your tenant’s temporary residence must be registered with the local police. Any official fee is paid to the authorities, not to Realtique.
- Rental income tax: paid to the tax office. Below 1 billion VND a year in total rent there is no VAT or personal income tax, but you still file a declaration.
Frequently asked questions
How much does Realtique charge to find a tenant?
One month’s rent for a 12-month lease. Shorter leases are charged pro rata, so a 6-month lease costs half a month’s rent. The fee is due only after you and the tenant have both signed and the tenant has paid the first rent.
How much is the property management fee?
When Realtique is your exclusive agent, we charge one month’s rent per 12-month lease as commission, renewed at each renewal, and your management fee is waived to 0 VND. We coordinate contractors, cleaners and the building management office for you. The cost of the work itself, such as a repair, you pay directly to the provider against their invoice.
What if I do not want an exclusive agreement?
We can still find you a tenant for the same one-month commission. Ongoing management is included only when we are your exclusive agent.
Do I pay again when the tenant renews?
Yes. Each 12-month renewal with the same tenant costs one month’s rent, due when the renewal is signed.
What if you do not find a tenant?
Then you pay nothing. The leasing commission is due only once a lease has been signed by both parties and the tenant has paid the first rent.
Are there any other charges?
No. Anything outside this list, such as accepting handover from the developer on your behalf, is quoted in writing before we start, and you decide whether to go ahead.
