Norton Park is on Binh Duong Boulevard (National Highway 13) in the Thuan Giao – Thuan An area of former Binh Duong province — now part of Ho Chi Minh City — on the same block as AEON Mall Binh Duong Canary. Song Be golf course lies across the boulevard, the VSIP 1 industrial park sits behind, and according to the developer a station on the proposed Thu Dau Mot – Ben Thanh metro line is planned directly in front. Gamuda Land develops 7.9 hectares of a roughly 17.5-hectare block; the residential towers sit about 120 m back from the boulevard and are reached through a private entrance road, D3.
At its product training on 6 October 2026, Gamuda Land called this an “unrepeatable location” and explained it through three factors: the Highway 13 corridor, the future value of the metro, and retail and employment that already exist around the site. Where is Norton Park on the map?
Heading north from Ho Chi Minh City along Highway 13, Norton Park sits on the stretch through Thuan Giao, right at the AEON Mall Binh Duong Canary cluster — a mall almost everyone living in Thuan An or Di An has visited. The project is not “near” AEON Mall in the loose way many brochures use the word: Norton Park and AEON Mall share the same block, separated only by an internal road.
The developer’s location map places the site (in red) among easy landmarks: AEON Mall next door, Song Be golf course across the boulevard, the VSIP 1 industrial park with its cluster of international apartments and hotels (The Habitat, Park View Tower, Fairfield by Marriott), and Citadines Central Binh Duong serviced apartments along the boulevard. This is an area that already has residents, jobs and shopping — not empty land waiting for infrastructure.
The whole block, measured from the boulevard frontage inwards, covers about 17.5 hectares. Gamuda Land owns and develops 7.9 hectares: two residential precincts (Plot B and Plot C), two parks and a mixed-use parcel. The rest is AEON Mall, a Mercedes-Benz showroom, a commercial plot and an established residential neighbourhood built around 2012–2013.
The three factors behind an “unrepeatable location”
“Location, location, location” is the oldest line in real estate. What is interesting about how Gamuda Land presents Norton Park is that it splits location into three layers of value: one you can use today, one being completed, and one for the future.
1. Highway 13 — the backbone of former Binh Duong
Binh Duong Boulevard is the name of Highway 13 through former Binh Duong province, the road that runs straight from Ho Chi Minh City to Thu Dau Mot and Binh Duong New City. Anyone who has driven it at rush hour remembers the congestion, which is why the widening of Highway 13 is the biggest change to this corridor in years. The developer was candid at the training: a wider road does not automatically lift property prices. Norton Park’s value comes from the point where this road meets the other two factors — the metro and existing amenities.
2. The Thu Dau Mot – Ben Thanh metro: value for the future
The proposed urban railway linking Thu Dau Mot with central Ho Chi Minh City runs about 35.1 km with 24 stations, from station C0 in Binh Duong New City to C23 near Ben Thanh; the C0–C10 section is mostly elevated along the Binh Duong corridor. According to Gamuda Land, station C8 sits right in front of Norton Park — “one step away” — and the developer expects the line to operate around 2030, cutting travel time from Binh Duong to the city centre significantly.
Read the timeline correctly: the alignment went to public consultation until 30 July 2026, and the investment total and construction start have not been announced. The metro is therefore an added value on a five-to-ten-year horizon; day-to-day connectivity for now relies on Highway 13. 3. AEON Mall and VSIP 1: retail and jobs already in place
This is the point Gamuda Land stresses most when it compares Norton Park with its own earlier projects. When Celadon City launched, the surrounding land was almost empty, and AEON Mall arrived years later. When Eaton Park launched on Mai Chi Tho, the area had residents but no major mall next door. At Norton Park buyers do not have to wait: AEON Mall Binh Duong Canary — one of the busiest malls in the area, with restaurants routinely full at weekends — is operating next door.
The second layer is employment. Behind the project is VSIP 1, the first Vietnam–Singapore Industrial Park, home to the expatriate engineers and managers of foreign-invested companies. Gamuda Land positions Norton Park as “curated living for global minds” precisely because of this resident and tenant pool: by the developer’s survey, the 3 km radius around the site lacks premium high-rise supply aimed at expatriate professionals.
Connectivity: how long from Norton Park to where?
The developer’s connectivity map sums up Norton Park’s position in four words: next to AEON Mall Thuan Giao, opposite Song Be Golf Resort, ahead of the metro (which the developer refers to as Metro Line 2) and beside the VSIP 1 industrial park. Estimated driving times:

The 5–15 minute band covers daily life — work, international hospitals and supermarkets. The 20–25 minute band opens up two large universities and Ring Road 3, the route that will link former Binh Duong with Thu Duc and Long An without passing through the centre. The 40–50 minute band is Tan Son Nhat airport and central Ho Chi Minh City — the journey the metro is expected to shorten considerably once it operates.
A private entrance: 120 m back from the boulevard, in through Road D3
One location detail that is rarely discussed but directly affects daily life: Norton Park’s residential towers stand about 120 m back from Binh Duong Boulevard. Many apartment blocks in former Thuan An sit right on the highway edge with a thin setback, and as Highway 13 widens that buffer almost disappears — noise, dust and privacy all suffer. Norton Park stands back instead: close enough to walk out to the boulevard and the planned station, far enough that the homes do not face truck traffic directly.
On the master plan the main entrance runs from Binh Duong Boulevard along Road D3 — the project’s retail street, lined with podium shops — to a drop-off roundabout between the two precincts. From there, barriers lead into each tower branch; residents drive down to the basement while visitors stop at the drop-off. Road D4 runs along the back of the site next to the industrial park. With an established neighbourhood around it and a Mercedes-Benz showroom and commercial plot in front, Norton Park is wrapped by settled uses rather than standing alone.

Views: which towers see the golf course and which look over the parks
According to the developer, the project’s main aspect is north, with the west and north-west faces opening onto Song Be golf course. On the layout sheets, units labelled with “retail street / golf course / Park 1” views are concentrated in Tower B1 — corner two-bedroom units, the 2BR+ with a 7.57 m balcony and a three-bedroom of almost 100 m². Gamuda Land notes that the golf view becomes clear from about level 10 upwards.
Other units look into the courtyard (pool and Pulse Forest gardens), towards the established neighbourhood or along Roads D3 and D4. Because 95% of apartments have two open sides, most units have at least one view down onto greenery. The market gap Norton Park is aiming at
Gamuda Land opened the training with a blunt question: Thuan An, Di An and Binh Duong New City have absorbed a great deal of apartment supply over the past two years, so what does Norton Park bring that is new? Its answer lies in the project’s configuration:
- Most Binh Duong apartment blocks rise 30 storeys or more; Norton Park stops at 19 (about 68 m).
- Other projects typically stack shophouses into the podium and push amenities up to level 5; Norton Park places amenities at ground and podium level, among 2.5 hectares of landscaping.
- Site coverage is only 20%; six towers are clustered rather than arranged as two C-shaped blocks that would maximise sellable area.
Norton Park is therefore not competing on unit count along Highway 13 but on the quality of space — something Binh Duong buyers previously had to go to Thao Dien or Thu Thiem to find.
Even the name is a location story
Gamuda Land explains the name through the project’s own coordinates: NORTON comes from “North Town” — the northern edge of Ho Chi Minh City; PARK stands for a green sanctuary. The naming deliberately pairs with Eaton Park (“East Town”) — Gamuda Land’s project in the east of the city. If Eaton Park is the developer’s statement for the east, Norton Park is positioned as its counterpart in the north, under the tagline “Curated Living for Global Minds”.
