Norton Park Price and Payment Plans 2026: ≈ VND 66m/m², Five Schedules and a 75% Bank Loan
Gamuda Land released the Norton Park sales policy in October 2026 for the first precinct, Pulse Forest: an indicative price of around VND 66 million per m² (roughly US$2,500), measured on gross area to the wall centrelines. That is the price after the standard-plan discount, excluding VAT and the maintenance fee. Buyers choose one of five payment plans with discounts from 1% to 10%; there is a bank-loan plan covering up to 75% with interest support, a 1% early-booking offer, and total discounts of up to 14%. The sale and purchase agreement (SPA) is expected to be signed from December 2026, with handover expected in September 2029.

Norton Park price: VND 66 million per m² gross, about VND 70–73 million per m² usable
The developer’s figure is an indicative price of around VND 66 million per m². Three things matter when you use it:
- It is per m² of gross area, measured to the wall centrelines — the “Gross” column in the layout table. Usable (net) area, which is also the area on the ownership certificate, is about 7–10% smaller.
- It already includes the 5% standard-plan discount. Another plan carries a different discount, so the price you pay for the same unit changes (see the conversion table below).
- VAT and the 2% maintenance fee come on top, and unit prices vary by tower, floor and view.
Many projects quote prices per m² of usable area, so compare like with like. The table converts VND 66 million per m² gross into a usable-area equivalent for typical Pulse Forest layouts:

Worked example: what a 72.46 m² two-bedroom costs, and when
A price per m² is easy to quote; what a buyer needs is how much one specific unit costs and when each payment falls. Realtique took the most common two-bedroom in the Pulse Forest precinct, layout B1.3a (72.46 m² gross, 66.80 m² usable, in all three towers), on the standard plan, and added the full 10% VAT and the 2% maintenance fee: a unit price of about VND 4.782 billion and a total outlay of about VND 5.356 billion (roughly US$200,000).

Each payment = share × price including VAT; the 2% maintenance fee is paid with the handover instalment. VAT is budgeted at a full 10%. Dates are Realtique estimates from the expected SPA signing in December 2026. Amounts rounded.
How to read it: each payment is the plan’s share of the VAT-inclusive price; the maintenance fee (about VND 95.6 million) is paid with the handover instalment. All of 2027 comes to only about VND 421 million, roughly VND 35 million a month; from mid-2028 each quarter rises to 5%, then 10% in the first two payments of 2029. The largest payment, 35% plus the maintenance fee (about VND 1.94 billion), falls at handover in September 2029.
The same unit on the fast-payment plan (10% discount, about VND 62.5 million per m²) totals about VND 5.07 billion including VAT and the maintenance fee, roughly VND 280 million less than the standard plan (estimate). VAT is budgeted here at a full 10%; in practice VAT on apartments applies to the price after the land-use fee, so it can be lower. All five plans share two milestones: SPA signing expected in December 2026 and handover expected in September 2029, with a final 5% due on the pink book. In short: fast payment works out about VND 3.5 million per m² cheaper than the standard plan (estimate) in exchange for paying about 70% within nine months. The two 10%-at-SPA plans ease the cash needed at signing but cost about VND 2–3 million per m² more than the standard plan.
Cash flow: how much will you have paid each year?
The table adds up the share paid at each milestone, counting from SPA signing in December 2026. For the loan plan the figures are your own funds; the bank disburses the rest.

Three things stand out: the standard and ten-instalment plans both reach about 40% after two years, as the developer says, and differ only at signing; the every-six-months plan is light in year one but stacks three 15% payments into 2028–2029; and on the loan plan your own money stays at 10% until handover.

The dates below are counted from the expected SPA signing in December 2026 using the developer’s announced rhythm; the exact dates are in each unit’s SPA. The “per VND 1bn” column lets you scale quickly to the unit you choose.
Plan 1 — Standard: 5% discount, every three months
This is the plan Gamuda Land uses to quote VND 66 million per m². 15% at SPA signing, then one small payment each quarter: five of 2%, three of 5% and two of 10%. Suits: owner-occupiers with a regular income who want small, frequent payments during construction.

Ten payments and only 10% at SPA signing. Two payments of 5% in the first year, then one each quarter. Suits: buyers who want to keep cash at signing but still pay on a steady rhythm; the trade-off is the smallest discount of the five.

Plan 3 — 10% at SPA, every six months: 2% discount
One payment every six months — eight in total, counting signing, handover and the pink book. Suits: buyers whose money arrives in cycles (bonuses, dividends, rent from another property) and overseas Vietnamese who need time to move funds into Vietnam. Note the three consecutive 15% payments from mid-2028.

About 70% of the price within the first nine months, then nothing until you get the keys. It carries the largest discount, double the standard plan. Suits: buyers with cash on hand who want the lowest entry price and no leverage.

Plan 5 — Bank loan: 10% own funds, the bank disburses up to 75%
The loan plan keeps your initial outlay to 10% at SPA signing. About nine months later the bank disburses three tranches of 20%, three months apart; at handover the bank disburses a further 15% and you pay 10%; the final 5% is due on the pink book. The loan covers up to 75%, and you pay 25% yourself.

The developer offers interest support of up to 10% for 24 months. The details — how the support is calculated, any principal grace period and the partner banks — will be published later; Realtique will share them as soon as they are issued. One observation on timing: if the 24 months run from the first disbursement (expected September 2027), the support period reaches roughly the expected handover in September 2029, covering almost the whole construction period. Check this in the written policy before choosing the plan.
After the support period the loan moves to the bank’s floating rate; for current rate levels see high loan interest rates in Vietnam (2026). Vietnamese bank loans generally require identity documents, proof of income and the SPA; foreigners and overseas Vietnamese without Vietnamese citizenship should confirm eligibility with the bank first.
Early-booking offer of 1% and a total discount of up to 14%
On top of the plan discounts, Norton Park has an early-booking offer: each buyer can hold up to two bookings, and when a booking converts into a purchase the buyer receives a 1% discount taken straight off the SPA price. According to the developer, depending on the payment plan and accompanying offers, the total discount can reach 14%; further offers are to be announced.
In other words, the plan discounts (1–10%) and the early-booking 1% are confirmed; the gap up to the 14% ceiling comes from offers the developer will announce later. Realtique will update this guide when the documents are issued.
Costs on top of the apartment price
- Value-added tax (VAT): usually shown separately on the price list. For apartments, 10% VAT applies to the price after deducting the land-use fee, so it is normally less than 10% of the total price.
- Maintenance fund: 2% of the price by law, usually paid before or at handover.
- Registration fee: 0.5% of the assessed value, paid when the pink book is issued.
- Management fee: not yet announced; it will be set out in the SPA and the building management rules.
- Loan interest after the support period, if you choose the loan plan.

Buying Norton Park step by step: from booking to pink book
- Booking: up to two bookings per buyer — the condition for the 1% early-booking offer.
- Choose a unit and pay the deposit as announced by the developer at the sales release.
- Sign the SPA (expected from December 2026) and pick one of the five plans; pay the first 10% or 15%. If borrowing, the bank appraises your file at this stage.
- Pay by the schedule during construction (or the bank disburses on the loan plan).
- Handover expected in September 2029, with basic finishes.
- Pink book: pay the final 5% and the registration fee.
Foreign buyers and overseas Vietnamese
The October 2026 sales policy does not yet include a foreign-ownership quota for Norton Park.
