Norton Park Review: An In-Depth Analysis of Location, Multi-Generational Parks, Unit Orientation and Tower Choice
The value of a suburban apartment project does not come from planning rumours, or even from new roads and factories. It comes when well-paid people move in to work and decide to stay. That is how Gamuda Land opened its scale-model sales training for Norton Park on 14 October 2026, and it is the most useful way to read the project: Norton Park is not selling a plot that “waits for infrastructure”, it is selling a place good enough to keep the professional community around VSIP 1.
This analysis follows what sales advisers show buyers on the scale model: why the location is hard to repeat, where Gamuda Land has run this playbook before, who the parks are designed for, which way to face, and how towers B1, B2 and B3 differ. Infrastructure dates were checked against official reporting up to October 2026. For the full overview see Norton Park by Gamuda Land.

The core thesis: property gains value when people stay
On 1 July 2025 Binh Duong province merged into Ho Chi Minh City. Gamuda Land reads this as a step up: a bigger economic region, not a weaker Binh Duong. Thuan An, where Norton Park sits, has long been planned as an urban and services centre while new manufacturing moves further north. But roads and factories only create jobs. The full value chain has four steps:
| Step | What happens | Around Norton Park |
|---|---|---|
| 1. Jobs | Industrial parks and factories create jobs | VSIP 1, Vietnam’s first Vietnam–Singapore industrial park, sits right behind the site; former Binh Duong has around 29 industrial parks |
| 2. High earners arrive | Engineers, specialists and managers of foreign-invested firms move in | The residents and tenants Gamuda Land targets: “a curated standard of living for a global community of professionals” |
| 3. Do they stay? | Only if there is somewhere good enough to live: security, schools, parks, shopping | AEON Mall next door, 2.5 ha of landscape, a three-storey childcare block, gated residential plots |
| 4. Value builds up | Income turns into spending, services and real housing demand | Demand to buy or rent on the spot instead of commuting to the city centre |
Step three decides everything. An engineer or plant manager can live anywhere within an hour’s drive. They choose to live near work only when the neighbourhood has what their family needs: security, privacy, somewhere for the children to learn and play, shopping and green space. In the developer’s words, the places that keep people are the places where property value builds up. Norton Park’s design, from its 120-metre setback to its three-storey childcare block, is an answer to that question.
Why Gamuda Land calls it a location that cannot be recreated
Instead of buying empty land and waiting for infrastructure, Gamuda Land bought 7.9 hectares inside a master-planned area of about 17.5 hectares where the surrounding pieces already work:
- AEON Mall Binh Duong Canary next door. According to the developer it draws more than 6 million visits a year, among the busiest AEON malls in Vietnam.
- VSIP 1 directly behind, one of the oldest and best-run industrial parks in the area, home to large manufacturers and their specialists.
- Song Be golf course in front, across the avenue: a large green view and a sport popular with high earners.
- Binh Duong Avenue (Highway 13) on the frontage, the main road to central HCMC.
Infrastructure: the right dates and the right role
- Highway 13 widening on the HCMC side (Binh Trieu bridge to Vinh Binh bridge, about 6 km, to 10–14 lanes, including a 4-lane, 80 km/h viaduct between the Binh Trieu and Binh Phuoc junctions). In April 2026 the HCMC Department of Construction proposed starting in early 2027 and finishing in 2028.
- Ring Road 3: the developer’s point is about its role. Once container trucks from the industrial parks use Ring Road 3 to reach the ports, Highway 13 becomes mainly a commuter road for residents.
- Metro: a planned metro station lies in front of the project. A Becamex–Thaco consortium has proposed two metro lines linking former Binh Duong with HCMC, with the priority line targeted to start in the first quarter of 2027 once approvals are complete. More in our Thu Dau Mot – HCMC metro guide.
The key point: Norton Park does not depend on future infrastructure for day-one value. The mall, the industrial park and the golf course already operate; new roads and rail shorten the trip to the city centre on top of that.
The Celadon City playbook
Advisers are trained to tell buyers a true story: Celadon City in Tan Phu. In its early days Celadon City was also a large green development next to AEON Mall Tan Phu Celadon. Every day crowds came to the mall, walked past an attractive green neighbourhood, and over time many came back to buy or rent there. The mall brings people; the green space and quality of life keep them.
Norton Park repeats the formula in Binh Duong: AEON Mall Binh Duong Canary generates the footfall, while 2.5 hectares of landscape and 20% site coverage make passers-by want to stay. It is smaller than Celadon City (7.9 ha against about 82 ha) but adds something Celadon did not have: a major industrial park with a professional workforce right behind it. Gamuda Land applies the same green-township thinking at Eaton Park in Thu Duc.
A good park is one people use every day
The line advisers repeat on the scale model: “A beautiful park is not a place for check-in photos. It is a place everyone can use, and use every day.” So the outer park is organised by who uses it:
| Who | What | Design intent |
|---|---|---|
| Grandparents | Shaded walking paths under big trees, an exercise area for older people, a reading corner | Morning and evening walks in the shade |
| Teenagers and young adults (about 15–25) | Their own outdoor activity space, such as the skate area | Room of their own, away from small children |
| Mothers and grandmothers | An outdoor yoga deck | A fixed place to keep fit |
| Fathers | A putting green | Linked to the golf course across the avenue |
| Young children | Playgrounds, a maze, water play, an outdoor amphitheatre | Children play while parents watch |
The two parks cover about 0.74 ha and 0.3 ha; they are gated and guarded but not fully closed. Internal roads are lined with tall trees, and the residential towers are set back about 120 metres from the avenue, so traffic noise barely reaches the homes. Inside the gate, two layers of security keep the residential courtyards for residents only, while shoppers use the retail outside. Gamuda Land uses salt-chlorinated pools, which the developer says are gentler on skin than standard chlorine pools. The main pool is about 210 m² in Plot B and about 300 m² in Plot C: with roughly 645 homes per plot, the land is shared between many experiences (pool, playgrounds, maze, BBQ, gym, jogging) instead of one oversized pool, and AEON Mall is next door for everything else. There is also a pet play area near tower B3, which the developer says is a first for Binh Duong.
East to VSIP or west to the golf course?
On the scale model the easy rule is: facing VSIP 1 is east, facing Binh Duong Avenue and Song Be golf course is west, HCMC lies to the south and Thu Dau Mot to the north.
| Facing | Looks towards | Upside | Suits |
|---|---|---|---|
| East | VSIP 1 | Soft morning sun, cool afternoons, moonrise on clear nights | Families with older parents or small children; people who work at VSIP |
| West | Binh Duong Avenue and Song Be golf course | A green golf-course panorama by day and about half an hour of sunset over the course | Buyers who want a view; landlords who want an easy-to-let unit |
| South | Towards central HCMC | The orientation many Vietnamese families prefer | People who travel to HCMC often |
| North | Towards Thu Dau Mot | Little direct sun through the year | Buyers who want the coolest units |
For west-facing homes, the developer says the facade materials are environmentally friendly and limit UV, so afternoon sun is softer than in a typical apartment. The towers also stand out: instead of boxes, their curved, organic forms are inspired by the leaf of the dầu tree, a species closely tied to Binh Duong.
Reading Plot B like a sales adviser
| Tower B1 | Tower B2 | Tower B3 | |
|---|---|---|---|
| Units per typical floor | 11 | 14 | 12 |
| 1-bedroom units per floor | 1 | 2 (plus the plot’s only studio type) | 3 |
| 3-bedroom units per floor | 2 | 1 | 3 |
| Duplexes | 2 | 6 (including high-floor duplexes on 16–19) | 1 |
| What stands out | Fewest units per floor; 2BR+ units with a 7.57 m balcony | Most variety; indoor amenity block at its base | Most 3-bedroom units; three-storey childcare at its base |
- The 1-bedroom trick: the number of 1-bedroom units per floor equals the tower number: B1 has one, B2 two (plus the studio), B3 three.
- Symmetry: units on either side of the lift core mirror each other, so half a floor plan explains the whole floor.
- Level 1: seven garden units and four garden duplexes (in B1 and B2) with 5-metre ceilings; B2 even has a studio and a 1-bedroom unit at this height.
- Heights: level 1 is 5 m, level 2 is 4 m, and from level 3 floor-to-floor height is 3.3 m (about 3.09 m clear). Towers stand 16 to 45 metres apart, and 95% of units have two open sides.
Floor-by-floor plans are in Norton Park floor plans and unit layouts in Norton Park unit layouts.
- Families with young children: B3, with the most 3-bedroom units and childcare at its base.
- Singles, young couples, landlords buying small units: B2, with the studio, more 1-bedroom units and the indoor amenity block below.
- Buyers who want a quieter floor: B1, only 11 units per floor, with 2BR+ units and a 7.57 m balcony.
- Buyers who want a “house in the sky”: the high-floor duplexes on 16–19 of B2, or the 5-metre garden units and garden duplexes on level 1.
Who will live and rent here
According to the developer, Norton Park serves two groups: people relocating to work in the area, and foreign specialists already working in the surrounding industrial parks, with demand both to buy and to rent. What they want is clear: a secure, private compound with green space and family amenities. Many specialists have company drivers, so they rely less on their own cars; each plot has one basement (371 car and 1,292 motorbike spaces across the project). For landlords, that is the case for buy-to-let here: tenants who work right behind the project, not seasonal tourists.
Norton Park has not yet confirmed a foreign-ownership quota. Overseas Vietnamese who hold Vietnamese citizenship buy on the same terms as residents; for foreigners, see our guide to Vietnam’s 30% foreign quota.
Five things that make Norton Park hard to match
| Value | At Norton Park | Why it is rare |
|---|---|---|
| Location | Same block as AEON Mall Binh Duong Canary, VSIP 1 behind, Song Be golf in front | Clean land inside an existing planned area on Highway 13 is almost gone |
| Density | 20% coverage on 7.9 ha, 2.5 ha of landscape | Suburban high-rises usually maximise unit count |
| Parks | Designed for each generation, used daily | Many projects build amenities for photos rather than daily use |
| Homes | 95% of units with two open sides; towers set back about 120 m | Dual-aspect units are usually only corner units |
| Developer | Gamuda Land, the developer of Celadon City, Gamuda City and Eaton Park | Few developers have proven the “green township beside a mall” model |
Gamuda Land expects SPA signing to open in December 2026 and handover in September 2029 (basic finish). Buyers pay 10–15% at SPA signing and the rest by progress up to handover. Prices and the five payment plans: Norton Park price and payment plans.
Realtique is an authorized Norton Park distributor
In October 2026 Gamuda Land Vietnam issued Realtique a Certificate of Authorized Distributor for Norton Park. Buyers working with Realtique get unit availability, prices and sales policy straight from the developer, reserve units through Gamuda Land’s official process, and receive advice whether they are local buyers, overseas Vietnamese or foreign nationals.
Norton Park review: frequently asked questions
Is Norton Park worth buying?
Norton Park suits buyers who want to live in or let out a home where real jobs are: it shares a block with AEON Mall Binh Duong Canary, has VSIP 1 behind and Song Be golf course in front, 20% site coverage with 2.5 ha of landscape, and is developed by Gamuda Land (Celadon City, Eaton Park). The expected price is around VND 66 million per m², with SPA signing expected from December 2026.
Why is Norton Park called a location that cannot be recreated?
Gamuda Land bought 7.9 ha inside a planned area of about 17.5 ha that already has AEON Mall Binh Duong Canary next door, VSIP 1 behind and Song Be golf course in front, on Binh Duong Avenue. Comparable land on the Highway 13 corridor is very hard to find.
Are east- or west-facing units better at Norton Park?
East-facing units look towards VSIP 1, with soft morning sun and cool afternoons. West-facing units look over Binh Duong Avenue to Song Be golf course, with a green view and sunsets; the developer uses UV-limiting facade materials to soften afternoon sun.
Which Norton Park tower has the most 3-bedroom units?
Tower B3, with three 3-bedroom units per typical floor and a three-storey childcare block at its base. B1 has two per floor and B2 one.
How high are the ceilings at Norton Park?
Level 1 is 5 m, level 2 is 4 m, and from level 3 floor-to-floor height is 3.3 m, about 3.09 m clear.
